Job summary

RCHDC is seeking an Off Site Maintenance Technician to keep and maintain buildings and grounds in good condition, following preventative maintenance schedules and responding to immediate needs. The role aims to create a healthy and safe environment while maximizing the life of the property.

Key duties include routine inspections, scheduling and record-keeping, preparing units for occupancy, and coordinating repairs.

Qualifications

• Must be able to work without supervision.
• Experience in routine repair and maintenance of buildings, landscaping and appliances.
• Must be well organized and able to record information accurately.
• Must be physically able to perform maintenance tasks.
• Must understand repair and maintenance instructions.
• Building trades experience helpful.

Responsibilities

• Perform daily, weekly and quarterly routine inspections and replacements per schedule.
• Record tasks on maintenance schedule and provide to Project Manager monthly.
• Order maintenance supplies.
• Prepare units for occupancy (clean, disinfect, paint, patch); replace windows, doors, locks; lights.
• Keep walkways and parking areas free of debris.
• Oversee lawns/garden areas and sprinkler systems.
• Maintain inventory of tools, equipment and supplies.
• Report health and safety hazards and incidents to authorities and managers.
• Execute rehabilitation plans.
• Maintain property to health and safety standards.
• Maintain work order log and repair/reports filing system.
• Solicit bids for necessary work.

About the role

• RCHDC is looking for an Off Site Maintenance Technician who must keep and maintain buildings, and grounds in good conditions at all times. Insure the buildings and grounds are kept in such manner as to create a healthy and safe physical environment, maximize the useful life of all property. Adhere to the preventative maintenance schedule, respond to immediate needs and arrange for skilled repair work as required. Maintain projects per management plan.

What you'll do

• To perform the daily, weekly and quarterly routine inspections and replacements in accordance with the established maintenance schedule.
• To record accurately all such required tasks on the maintenance schedule and provide such maintenance schedule to the Project Manager on a monthly basis.
• Order maintenance supplies.
• Prepare units for occupancy (clean, disinfect, paint, patch, etc.); replace windows, doors, door locks; lights.
• Keep walkways parking areas free of debris.
• Oversee the maintenance of the lawns/garden areas and sprinkler systems as instructed
• Maintain inventory of tools, equipment, supplies, etc.
• Report health and safety hazards, injuries and accidents to the proper authorities and to the Property Manager and Maintenance Manager as soon as possible.
• Execution of rehabilitation plans.
• Maintain property according to health and safety standards.
• Maintain work order log and “repair/reports” filing system.
• Maintain a repairs/replacement file on the project and on each unit at the project.
• Maintain work order log in accordance with specification and “repair/reports” filing system.
• Solicit bids for necessary work as directed.
• Other duties as assigned.

Qualifications

• Must be able to work and make decisions without supervision.
• Must be experienced in routine repair and maintenance of buildings, landscaping and appliances.
• Must be well organized, thorough and able to accurately record information on the maintenance schedule.
• Must be physically able to perform maintenance tasks.
• Must be able to understand repair and maintenance instructions.
• Building trades experience helpful.
• Ability to organize, work and prioritize tasks to meet deadlines;
• Possession of a valid California driver's license, a good driving record, and automobile insurance per requirements of the State of California. Also, have reliable transportation and willingness to use own automobile on job.

Pay

• $19.50 - $24.50 per hour
