Job summary

Beam Living is seeking an Occupancy Specialist for its New York City office to support the Affordable Housing program. You will qualify applicants, verify income/assets, and manage waiting lists under the direction of the Director of Affordable Housing.

The role requires handling audits and cross-department projects while ensuring compliance with HUD, HPD and Section 8 guidelines. Ideal candidates have 1–3+ years in property management or admin support in affordable housing.

Qualifications

  • High school diploma or GED required; an associate degree or bachelor’s degree.
  • 1–3+ years of experience in property management affordable housing programs or administrative clerical work.
  • Proficiency in Microsoft Office (Word, Excel).
  • Strong verbal communication, sharp attention to detail, and a tactful approach to customer service.

Responsibilities

  • Screen applications and conduct phone interviews.
  • Review and verify all income and assets documentation from the application checklist.
  • Maintain, update and purge property waiting lists.
  • Review applicant’s files and determine eligibility.
  • Follow HUD, HPD and Section 8 guidelines.
  • Assist various Departments with performing and overseeing audits and special projects for Beam portfolio.

What the role looks like

We are seeking an Occupancy Specialist to assist with qualifying applicants in the Affordable Department. The role is based in our New York City office and reports directly to the Director of Affordable Housing.

What you will do
  • Screen applications and conduct phone interviews

Your skills and experience
