Qualifications

• Bachelor’s degree in finance, real estate, economics, accounting, business, data analytics, or related field.
• 2-5 years of experience in multifamily underwriting, acquisitions, commercial real estate, or investment analysis.
• Advanced Excel and financial modeling including cash-flow modeling and sensitivity analysis.
• Strong command of multifamily operating statements, rent rolls, and investment return metrics.
• Ability to evaluate incomplete or inconsistent information and ask diligence questions.
• Ability to use AI-assisted tools responsibly and validate outputs against data.

Responsibilities

• Underwrite and value multifamily acquisitions and investments across strategies.
• Build and audit acquisition models, analyze IRR and cash-on-cash returns.
• Normalize operating statements and reconcile rent rolls to revenue.
• Evaluate renovation scope, rent premiums, and capex requirements.
• Develop phased cash flows and underwriting assumptions from business plans.
• Create base, upside, and downside scenarios; stress test key variables.
• Assess submarket dynamics, occupancy trends, and competitive data.
• Evaluate financing options, covenants, and debt sizing.
• Support due diligence across financial, legal, and tax areas.
• Prepare investment memoranda and presentations for leadership.
• Collaborate cross-functionally with Acquisitions, Asset Management, and Legal teams.
