Job Title: Multi-Site Property Manager

Reports To: Regional Manager

Supervises: Leasing Specialist(s) and/or Maintenance Staff

Property Details:

Carpenter Flats is a 56-unit affordable senior tax credit development for 55 and older with amenities including a Fitness Center, Community Garden, Clubhouse, and in-unit washer and dryer. Sands Senior is a 65-unit senior tax credit development featuring a Community room, Fitness Center, preserved historic gymnasium & auditorium, and a restricted-access building.

Property Manager Objectives:
  • Oversee and manage the financial and operational aspects of the property.
  • Achieve high satisfaction levels through excellent customer service to improve retention.
Essential Duties:
  • Communicate operational and financial risks to the Regional Manager and develop corrective action plans.
  • Create a positive, supportive environment for staff, visitors, and property associates.
  • Post and collect rent efficiently.
  • Maintain occupancy, drive lease renewals, and ensure overall tenant satisfaction.
  • Monitor delinquency rates.
  • Ensure all property activity is accurately recorded in Onesite/RealPage software.
  • Collaborate closely with accounting for all property financial needs.
  • Coordinate with the compliance team for recertifications, audits, and related activities.
  • Implement and oversee retention programs.
  • Train and mentor team members on policies, procedures, and daily responsibilities.
  • Investigate complaints, disturbances, and violations, resolving issues per management policies.
Requirements:
  • Experience leading a team is required.
  • Knowledge of tax credit real estate market conditions and trends.
  • Proficiency in Microsoft Excel and Word.
  • Experience with OneSite/RealPage software.
  • Availability to work some weekends as needed.
  • Excellent time management, organizational, and written communication skills.
  • Strong supervisory abilities and capacity to meet deadlines.
  • Enthusiasm, integrity, trustworthiness, and a positive attitude.
  • Good interpersonal skills for dealing with peers and supervisors.
  • Ability to work efficiently in a fast-paced environment while following policies and procedures.
  • Must possess a valid driver’s license and pass a criminal background check.
