Trinity Property Consultants in Edwardsville and Alton seeks a Multi-Site Maintenance Technician III to lead advanced diagnostics, repair complex HVAC, electrical, and plumbing systems, and mentor junior technicians.

You’ll oversee larger renovation projects, coordinate vendors, manage costs, and ensure safety compliance across six properties while on a regular Monday–Friday schedule with on-call rotations.

Qualifications

• 3+ years of maintenance experience (multifamily experience required).
• Advanced proficiency in one or more major trades (electrical, plumbing, HVAC, etc.).
• Working knowledge of appliances.
• High School Diploma or GED.

• Troubleshoot and repair complex HVAC, electrical, and plumbing systems.
• Lead full turns and larger renovation or repair projects.
• Perform advanced panel, breaker, motor, and fixture replacements with code.
• Inspect mechanical systems and recommend preventative solutions.

• Manage supply ordering and cost control.
• Lead emergency response and on-call service.
• Mentor and train Technician I and II team members.

Why This Role Matters

As a Multi-Site Maintenance Technician III, you are the advanced technical leader of your properties. You diagnose complex system issues,leadlarger repair projects, and mentor junior technicians to elevate overall team performance.

Compensation: $25 to $27 per hour, based on your experience, with opportunities for bonuses.

Schedule: Monday through Friday, 8 am to 5 pm, including shared on-call rotations. This position supports 6 properties in Edwardsville and Alton.

What You’ll Do

Advanced Diagnostics & Project Oversight

• Troubleshoot and repair complex HVAC, electrical, and plumbing systems.
• Lead full turns and larger renovation or repair projects.

Operational Leadership

Safety, Tools & Compliance

• Enforce safety standards and best practices.
• Maintain comprehensive personal tool kit.
• Complete all required compliance and technical training.

What We’re Looking For

Experience

• 3+ years of maintenance experience (multifamilyexperiencerequired).
• Advancedproficiencyin one or more major trades(electrical, plumbing, HVAC, etc.)
• Working knowledge of appliances.
• High School Diploma or GED.

Certifications

• Universal EPA Certificationisrequired.
• Certified Pool Operator (CPO)Certificationisrequired(where applicable).
• CAMT Certification is preferred.

Skills

• Strong diagnostic ability across HVAC, electrical, andplumbing,including identifying root causes andrecommendpreventativesolutions.
• Safe operation of hand and power tools, meters, and diagnostic equipment.
• Proficient with work-order and property management systemsincluding mobile app literacy.
• Strong documentation and system reportingproficiency.

Other Requirements

Availability

This position will require availability for nights, weekends, and holidays as needed. Active participation in team functions and regional or company activities is expected.

Physical Demands

This positionnecessitatesregular periods of sitting, standing, walking, climbing, bending, kneeling, reaching as well as use of hands and arms. The role may require lifting 50 pounds independently. The ability to respond promptly to both visual and auditory alarms is essential. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The teammembermust be able to work both indoors and outdoors under various weather conditions, including rain, snow, heat, hail, wind, and sleet. Working ata personal computer for administrative tasks and using mobile devices while in the field isrequired.
