Job summary

New Urban Residential is seeking a Maintenance Technician to service multiple multifamily communities in the Raleigh and Durham markets. The role covers troubleshooting across HVAC, plumbing, electrical, appliances and carpentry, with travel between sites as directed by management.

The position involves turnover work, preventive maintenance, and working across several sites with limited supervision. A valid NC driver license and EPA 608 certification are required.

Qualifications

  • Minimum of two years hands-on maintenance experience in multifamily residential, hospitality, or similar.
  • EPA Section 608 certification, Type Two or Universal.
  • Competency across HVAC, plumbing, basic electrical, appliance repair, and carpentry.
  • Valid NC driver license, reliable transportation, and insurance.
  • Ability to use property management software and mobile apps.

Responsibilities

Job description

New Urban Residential is seeking a Maintenance Technician to support multiple multifamily communities across the Raleigh and Durham markets. The Maintenance Technician performs service requests, unit turnover work, preventive maintenance, and general repairs across an assigned portfolio of communities, traveling between sites and between markets as directed by management. The position requires strong technical competency across heating, ventilation, and air conditioning systems, plumbing, electrical systems, appliances, and general carpentry, along with the judgment and independence required to work across several locations with limited direct supervision.

This is an individual contributor position. The Maintenance Technician does not supervise staff.

Duties and Responsibilities
Service Requests and Repairs

Complete resident service requests across all assigned communities within twenty-four hours of receipt whenever practicable, and communicate status directly to the community manager when a request cannot be closed within that window.

Diagnose and repair heating, ventilation, and air conditioning systems, plumbing systems, electrical systems, appliances, drywall, flooring, doors, locks, windows, and general carpentry items.

Respond to property emergencies, including fire, flood, and loss of heat or cooling, in accordance with all company safety rules and the assigned on-call rotation.

Escalate any repair that exceeds the scope of the position, requires a licensed trade, or is expected to exceed the approved expense threshold to the Maintenance Supervisor before proceeding.

Unit Turnover

Inspect vacant apartment homes and complete all work required to deliver each unit in move-in condition, including punch list items, painting coordination, appliance replacement, and final quality inspection.

Meet assigned unit turnover throughput targets across the multi-site portfolio as set by the Maintenance Supervisor, and confirm that every unit is genuinely ready at the time it is marked complete in the property management software.

Preventive Maintenance and Property Inspections

Perform routine scheduled inspections at each assigned community, including air conditioning compressors, roofs, stairs, parking areas, laundry facilities, trash enclosures, walkways, and exterior lighting. Confirm that all exterior walkways and stairs surrounding the buildings are free of hazards.

Participate in weekly property inspections with the community manager at each assigned site and contribute to the ongoing preventive maintenance and immediate repair list.

Maintain the cleanliness, organization, and monthly inventory of all storage areas and maintenance shops at each assigned community. Confirm proper storage of all chemicals in accordance with manufacturer and company guidelines.

Maintain the assigned equipment inventory list and report damaged or missing company equipment to the Maintenance Supervisor immediately.

Multi-Site Coverage and Travel

Travel between assigned communities in the Raleigh and Durham markets on a daily or weekly basis as directed. Site assignment is set by the Maintenance Supervisor and may include coverage in either market within the same week.

The Maintenance Technician is responsible for providing personal transportation for all travel between assigned communities and will be reimbursed for mileage in accordance with company policy.

May be required to travel to other New Urban Residential communities in North Carolina to provide coverage support.

Manage time, materials, and route sequencing across assigned communities in order to meet service request and turnover commitments at every site.

Maintain sufficient parts and materials inventory in the assigned service vehicle or personal vehicle to limit return trips between markets.

Compliance and Recordkeeping

Maintain daily record keeping for the refrigerant replacement log in accordance with all city, county, state, and federal guidelines.

Maintain the Material Safety Data Sheet notebook at each assigned community with current information on all products in use.

Assist the community manager in maintaining accurate records of newly installed appliances and equipment by unit number.

Perform daily updates to the property management software as directed by the community manager.

Implement and follow all safety standards described in the New Urban Residential employee manual, including the use of all required personal protective equipment.

Resident Service and Professionalism

Report to work on time in a neat and professional appearance and, where provided by the company, in uniform with required safety accessories.

Be courteous and professional with residents, coworkers, and vendors at all times.

Assist the management staff with resident social activities and the posting of notices and marketing materials.

Perform other duties as assigned.

Required Qualifications

A minimum of two years of hands‑on maintenance experience in multifamily residential, hospitality, or a comparable facilities environment.

Current Environmental Protection Agency Section 608 certification, Type Two or Universal.

Demonstrated working competency in heating, ventilation, and air conditioning systems, plumbing, basic electrical systems, appliance repair, and general carpentry.

A valid driver license issued by the State of North Carolina, a satisfactory motor vehicle record, reliable personal transportation, and current automobile liability insurance.

Computer literacy sufficient to work in property management software and mobile service request applications on a daily basis.

Willingness to participate in the on‑call rotation and to travel between assigned communities in both the Raleigh and Durham markets during the workday.

Ability to satisfy the company background check and screening requirements.

Preferred Qualifications

Certified Pool Operator certification, or willingness to obtain the certification within ninety days of hire at company expense.

Prior multi‑site or floating maintenance experience.

Familiarity with the Raleigh and Durham markets and the surrounding Research Triangle area.

Experience with Yardi or a comparable property management platform.

Physical Requirements

Work outdoors in varying weather conditions, including extreme heat and cold.

Shift Schedule

Full‑time position, forty hours per week.

Monday through Friday, 8:00 in the morning to 5:00 in the evening, with a one hour unpaid meal period. Daily site and market assignment is set by the Maintenance Supervisor and may change week to week based on service request and turnover volume across the portfolio.

Rotating Saturday coverage, 9:00 in the morning to 2:00 in the afternoon, on a rotating basis

Participation in a shared on‑call rotation covering evenings, weekends, and holidays on rotating basis, covering all assigned communities in both markets.

On‑call and emergency response hours are compensated in accordance with company policy and applicable wage and hour law. Additional weekend and evening work may be required during periods of elevated turnover volume or property emergency.

Tools and Equipment

Tools of the trade will be provided by the company and secured at the assigned community maintenance facility. Personal tools that become damaged, misplaced, or stolen will not be replaced by New Urban Residential at any time.
