Job summary

NHE, Inc. is seeking a Multi-Site Maintenance Supervisor to oversee maintenance operations across a portfolio of communities in the Charlotte, NC area. The role includes staff recruitment, training, vendor negotiations, and maintaining high resident service standards.

Regular travel and weekends/holidays work may be required. The position supports site staff and collaborates with senior management to ensure budget-conscious, quality maintenance across properties.

Qualifications

• Extensive multi-site maintenance experience.
• EPA Type I and II technician certification required.
• Certified Pool Operator certification required.
• Valid driver's license and automobile insurance.
• Knowledge of apartment management laws and regulations, federal, state, and local.
• Knowledge of expense control and financial management.
• Multifamily leasing, sales and/or customer service experience is a plus.

Responsibilities

• Support maintenance staff and act as an additional staff member at properties needing coverage.
• Collaborate with Director of Maintenance, Vice Presidents, and Area Management Team to maintain service levels.
• Identify and prioritize projects, solicit pricing to meet budget numbers.

Job description

Multi-Site Maintenance Supervisor

Location: Charlotte, NC area

The Multi-Site Maintenance Supervisor will assist in maintenance operations related to the portfolio of NHE managed communities including staff recruitment and retention, staff training, negotiations with vendors and suppliers, while maintaining excellent customer service to all residents and third parties. The work schedule may also include weekends and holidays. Regular travel, including overnight travel, is required.

I. ESSENTIAL DUTIES AND RESPONSIBILITIES

• Acts as a support person to Maintenance Supervisors or maintenance staff by acting as an additional staff member as well as filling in at properties who are lacking sufficient maintenance coverage or have other pending projects.
• Collaborates with Director of Maintenance, Vice Presidents of business units, and Area Management Team to ensure appropriate levels of customer service and satisfaction are maintained throughout assigned
• Identifies and prioritizes projects, solicits pricing to ensure that all budget numbers are being met.

III. SUPERVISORY RESPONSIBILITIES

IV. QUALIFICATIONS

V. EDUCATIONAL AND/OR EXPERIENCE

VI. LANGUAGE/MATHEMATICAL/REASONING ABILITY

Ability to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc. Must be able to apply common sense understanding and carry out instructions and plans furnished written and verbally.

VIII. PERSONAL PROTECTIVE EQUIPMENT

• Appropriate steel toe footwear must be in compliance with OSHA steel toe safety code, which requires the footwear be an ASTM F2 or ASTM F2413 standard and at least a class #75 and impact #75.

IX. WORKING CONDITIONS AND ENVIRONMENT

While performing the duties of this job, the employee primarily works indoors/outdoors from the NHE, Inc. on-site property. The employee will regularly work in a highly mobile environment in performance of the above duties and responsibilities. The noise level in the work environment is usually moderate.
