Essex Property Trust is seeking a Multi-Site Maintenance Supervisor in San Rafael, CA to oversee maintenance across communities. You will lead a team of technicians, manage budgets, and ensure safety and regulatory compliance while delivering quality resident service.

The role requires hands-on electrical/plumbing knowledge, HVAC focus, and strong communication. On-site leadership with after-hours availability and coordination with property management is expected.

Responsibilities

  • Supervise and direct a team of maintenance technicians, assigning tasks and ensuring high-quality work.
  • Manage personnel lifecycle including selection, development, performance, and recognition.
  • Provide on-the-job training and ensure staff are knowledgeable about property systems.
  • Implement preventive maintenance schedules for HVAC, plumbing, electrical systems.
  • Perform and oversee repairs, respond to resident work orders, and prioritize issues.
  • Conduct regular property inspections and ensure safety and regulatory compliance.
  • Manage maintenance budget, participate in forecasting, and coordinate with stakeholders.
  • Maintain records in SightPlan and related trackers; report status to management.
  • Assist with property improvements and large projects as needed.
  • Ensure after-hours availability for emergencies and uphold safety protocols.

Accountable for: operating the property budget with the primary objective of increasing the Net Operating Income (NOI), maintaining the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the staff. Depending on asset size and staffing level, the person in this position may be required to be “on-call” for after-hours emergencies. This position reports to the Community Manager or General Operations Manager.WHAT YOU WILL DO:Supervise and direct a team of maintenance technicians, assigning tasks, and ensuring that work is completed efficiently and to a high standard.Effectively manages personnel throughout their employment lifecycle, i.e., selection through separation. This includes candidate selection, career planning and development, accountability and performance management, and recognition. Provide on-the-job training for maintenance staff and ensure they are knowledgeable about property systems and maintenance procedures.Implement and manage a preventive maintenance schedule to ensure all systems and equipment (HVAC, plumbing, electrical, etc.) are functioning properly and to prevent future issues.Perform and oversee repairs on various property systems and equipment, addressing issues as they arise. Respond to and prioritize work orders submitted by residents, ensuring timely and effective resolution of maintenance issues.Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify any maintenance needs or safety hazards. Ensure that the property complies with all relevant local, state, and federal regulations, particularly regarding safety and building codes.Work within the maintenance budget, ensuring that repairs and maintenance are conducted cost-effectively. Participate in budget discussions and feedback, including forecasting with the Community Manager or General Operations Manager.Coordinate with internal stakeholders and contractors for specialized repairs, maintenance services, or large projects. Ensure that work is completed according to specifications and within budget.Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments. Interact with residents in a professional manner, addressing maintenance concerns and ensuring their satisfaction with the services provided.Be available for after-hours emergencies, ensuring that critical repairs are handled promptly.Implement and enforce safety procedures for the maintenance team to prevent accidents and injuries. Ensure that maintenance activities comply with OSHA, other safety regulations and ensure that all maintenance equipment and tools are properly maintained and in good working order.Maintain accurate records of maintenance activities in SightPlan and applicable trackers, including work orders, inspections, and repairs. Provide regular updates to property management on the status of maintenance activities, including any significant issues or trends.Assist internal stakeholders in managing property improvement projects, ensuring they are completed on time, within budget, and to the required standards.Other duties and tasks may be assigned as needed, in addition to those listed above.WHAT YOU WILL NEED:High school diploma or GED equivalent. 3+ years of property management industry or related experienceHVAC and/or CPO license preferred.Proficient knowledge of electrical, plumbing, and appliance repair with hands-on experience. Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housingAbility to utilize a personal smart device for apps related to property operations and communication. General understanding of the Microsoft Suite, property management softwareAbility to read, write, and speak English. Proven organizational and time management skills and ability to supervise 2 or more associatesWHAT THE JOB REQUIRES:Operates in a fast-paced work setting both indoor and outdoor. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.Involves frequent interaction with clients or customers. Requires effective communication skills and a professional demeanor. Work environment may include client offices, meeting rooms, or other external locations.Position requires ability to work any of the 7 days of the week, 52 weeks of the year. It is critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job and must attend training classes as scheduled. Work schedules and location assignments are subject to change. Ensure compliance with time management policies including meal and rest periods.Involves frequent standing, walking, and occasional bending. Requires the ability to lift moderate-weight objects (up to 50 pounds). May involve physical activities such as climbing stairs or operating machinery.Occasional to frequent travel to various properties.
