SENIOR ASSET MANAGER, MULTI-FAMILY

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States, along with investments in distressed debt and ground leases. The Company is vertically integrated, with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, and Houston, and is able to acquire and close transactions without the need for lengthy due diligence periods. POSITION

The Company is seeking a Senior Asset Manager responsible for an initial portfolio of 9 multi-family properties located throughout Southern California, Arizona, and Texas, requiring periodic travel. The position reports to the Senior Managing Director of Multifamily Operations. The goal is to grow the residential portfolio, potentially including affordable housing.

LOCATION

Dallas, TX

RESPONSIBILITIES
  • Conduct regular property visits and prepare inspection reports.
  • Coordinate with Maintenance Manager on multi-family projects.
  • Work with third-party management, meeting monthly on property status.
  • Bid, negotiate, and supervise capital projects.
  • Review occupancy and NOI, reporting weekly to management.
  • Participate in rent pricing discussions and adjust rents as needed.
  • Review financial statements, budgets, and monitor performance.
  • Assist in due diligence and escrow activities for acquisitions and dispositions.
  • Negotiate third-party contracts and monitor other income sources.
  • Review performance metrics using Yardi Matrix.
  • Coordinate with HOA management.
  • Conduct quarterly tenant surveys.
  • Compare actual occupancy to market, providing recommendations.
  • Travel up to 25% as required.
QUALIFICATIONS
  • College degree.
  • Minimum 10 years of broad-based multi-family asset management experience, including market rate and affordable housing.
  • Strong communication skills with internal and external stakeholders.
  • Understanding of contracts, leases, and leasing objectives.
  • Customer service and tenant relations skills.
  • Ability to manage bids, vendors, and contractors.
  • Professional presentation skills.
  • Excellent time management and organizational skills.
  • Initiative and ability to work independently.
  • Strong work ethic and adaptability to fast-paced environments.
  • Team player with good collaboration skills.
  • Proficiency in MS Office.
  • Experience managing rent-controlled properties.
  • Knowledge of lead tracking programs.
  • Experience with Yardi Voyager and Yardi RENT Maximizer is a plus.
