Responsibilities

  • Provide distinctive service to clients and prospects in person and over the telephone.
  • Review and reconcile file documentation for accuracy and completeness of the loan application package.
  • Collect and analyze information regarding income, assets, investments, and debts; ensure regulatory and underwriting guidelines are met.
  • Verify and validate supporting loan documentation (income, assets, liabilities, SSN).
  • Coordinate with Mortgage Advisor and Mortgage Client Coordinator for discrepancies or missing data.
  • Index and reconcile documentation in the mortgage system; ensure proper indexing of all loan documents.
  • Order and review documents to satisfy AUS findings and investor/agency requirements.
  • Prioritize daily workflow to meet Pinnacle's SLAs; prepare and submit PTA/PTC conditions.
  • Prepare client notifications and disclosures (Change of Circumstance, Loan Estimates, NOI, Adverse Actions).
  • Assist team members to deliver distinctive service.

Job Summary

A Mortgage Processing Specialist should demonstrate commitment to delivering distinctive service. This position will be responsible for moving the mortgage application from initial application and set-up to the loan closing process.

Job Duties and Responsibilities
  • Provide distinctive service to clients and prospects, in person and over the telephone. Respond to client inquiries and satisfactorily resolve client issues. Support firm-wide achievement of the three-ring standard (all phones answered by a live person within three rings). Receive, review, and reconcile the file documentation to the loan application package for accuracy and completeness, ensuring all required forms, fees, and/or documentation have been provided by the client and appropriate fees collected. Collect and analyze information regarding the client's income, assets, investments, and debts; determine if information meets the stated regulatory and product guidelines and underwriting requirements. Verify and validate supporting loan documentation including income, asset, and liability documentation, and the client's social security number. Communicate with Mortgage Advisor and Mortgage Client Coordinator of any discrepancies, missing data, or outstanding documentation to insure the efficient flow of the loan closing process. Interact with third-party business partners to order remaining related loan information, as applicable (i.e., appraisals, credit supplements, title commitments/title-related items, verifications, insurance, payoff statement, submit bond for approval, etc.). Receive, upload, index, review, and reconcile documentation provided by the client to the Mortgage Advisor and/or Mortgage Client Coordinator. Confirm all loan documentation in the mortgage system has been correctly indexed. Obtain, provide, or review necessary documentation to process and complete mortgage loan files (i.e., tax transcripts, hazard insurance/mortgage insurance, condo questionnaire, verbal verification of employment, fraud alerts, appraisal to clients) as applicable and in accordance with stated regulatory and product guidelines and/or other underwriting guidelines. Order all necessary documents to satisfy AUS findings, investor and agency requirements and document file accordingly. Prioritize and monitor daily workflow to ensure all loans are meeting Pinnacle's SLAs. Prepare, resubmit, and clear items for underwriting submission: Prior to Approval (PTA) conditions, resubmit conditions of approval, and clear all Prior to Closing (PTC) conditions. Prepare, generate, and deliver client notifications including Change of Circumstance, related Loan Estimates, and other client notifications, including NOI and Adverse Actions. Close loan files for incompleteness -- if required documents have not been received. Meet all the client's financial needs, both business and personal, and refer clients to other specialty areas such as Trust, Investments, Insurance, Treasury Management, etc. as appropriate. Assist other team members as needed to ensure delivery of distinctive service. Perform other related duties and responsibilities as assigned.

Minimum Education: High School Diploma or Equivalent -- College degree is preferred.

Minimum Experience: Minimum of 10 years' experience in financial services and/or mortgage lending.

Required Knowledge, Skills & Abilities: Proficient in Microsoft Office (Word, Excel, and PowerPoint) or related software. Broad knowledge of bank products and services. Knowledge of federal and state banking regulations and compliance requirements as it relates to aspects of mortgage lending, specifically Fannie Mae, Freddie Mac, FHA, USDA, VA, and Jumbo loan underwriting guidelines. Effective interpersonal skills, including verbal and written communication skills. Excellent organizational and time-management skills and attention to detail. Understanding of critical mortgage lending documentation, processes, and procedures. Ability to work in a fast-paced environment and work well under pressure with a high degree of accuracy. Must be able to multi-task competing priorities to meet tight deadlines. Excellent client service skills. Tact and diplomacy in dealing with both clients and team members.
