Job summary

Teachers Federal Credit Union in Hauppauge, NY is seeking a Mortgage Loan Funding Assistant to prepare and finalize loan documents and guide members through the funding process.

Responsibilities

  • Initiates mortgage loan application and prepares file for approval by interviewing members to determine the product that meets their needs
  • Reviews documents, enters all pertinent information into the system
  • Prepares good faith estimates of closing costs and monthly payments, computes income and loan-to-value ratio, reviews credit report, and coordinates with attorneys and appraisers
  • Prepares adverse action letters for members and ensures proper signing; follows up on counter offers and routes to underwriter
  • Conducts home equity loan closings, reviews documents for accuracy, and explains pertinent loan information to members
  • Ensures all loan documents are executed and returned to the closing team promptly
  • Processes pre-approved loans by reviewing relevant information and calculating monthly payments
  • Responds to requests from attorneys for missing documents
  • Verifies collection of appraisal fees and ensures proper debiting from member accounts
  • Performs other duties as needed by supervisor

Summary

Performs routine administrative tasks in support of mortgage loan funding. Prepares and finalizes documents and helps members with packaging and funding. Ensures accuracy in loan closing process.

Education And/or Experience
  • H.S. Diploma required
  • Associate's degree preferred
  • Minimum two years mortgage experience and/or training required
Certification

Incumbent must comply with the SAFE act provisions and maintain active status in the NMLS Registry. NMLS certification required. Incumbent must possess a unique identifier number. Incumbent must renew registration annually between November 1 and December 31st of each calendar year. Any registration not renewed will become inactive. It is also the incumbent's responsibility to update the registry when applicable such as name change, job or employment changes.

Job Responsibilities
  • Initiates the mortgage loan application and prepare the file for approval process by interviewing members to determine the mortgage product will meet their needs
  • Reviews documents presented, entering all pertinent information into the computer system
  • Prepares good faith estimates of closing costs and monthly payments, calculating the member's current income and loan-to-value ratio, pulling and reviewing a credit report for any potential problems and advising the member accordingly, forwarding documents to attorneys and appraisers, printing out all documents for signature by the member, and forwarding completed mortgage loan applications for further action
  • Prepares adverse action letters to members denoting any reasons, ensure that adverse action letters are properly signed, contact members to ascertain if they are willing to accept a counter offer, update loan file accordingly, and sending the loan application back to the underwriter for further review
  • Conducts home equity loans closings, review documentation for accuracy, and explain all pertinent loan information to members
  • Ensures all loan documents are executed and return loan documents to the closing team in a timely manner
  • Processes pre-approved loans for potential borrower by reviewing all relevant information, e.g. credit report, and preparing monthly payments
  • Responds to requests from attorneys for missing documents
  • Verifies the collection of fees for appraisal services if missed at the time of application by reviewing the member's account to ensure that fees have been debited
  • Performs other duties as needed upon request from immediate supervisor

The good faith range for this position is $58,000 - $62,000 annually plus commission eligibility with unlimited earning potential. All candidates will be subject to a background check, credit check, and drug test to determine employment eligibility.
