Job Description Summary
The position involves maintaining and repairing HVAC, plumbing, electrical, and building mechanical systems to ensure maximum efficiency of building systems. The role requires expertise in various types of heating and air conditioning plants and associated equipment, along with a commitment to excellence in service delivery.

Responsibilities
- Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and components.
- Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, and building interior/exterior repair and related grounds for assigned client buildings.
- Perform assigned facility inspections and due diligence, reporting on as-found conditions impacting satisfactory client occupancy and operations.
- Respond effectively to emergencies; may require light travel during emergency events.
- Operate, maintain, and repair all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water.
- Maintain stock and inventory control.
- Recommend ongoing improvements to the preventive maintenance program.
- Compile and submit monthly reports to inform the management team of current building operations.
- Study and become familiar with various equipment at assigned client locations, including building automation systems, fire/ life safety systems, and other building-related equipment.
- Recognize danger and safety hazards and propose methods to eliminate them or use the correct PPE in performing tasks.
- Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and safe work habits.
- Maintain all required Federal, State, or Local licenses for assigned locations.
- Complete all required C&W Safety Training annually.
- Comply with the C&W Uniform Dress Code while working and maintain a neat and clean appearance during all working hours.

Education
- A High School Diploma or GED Equivalent is required. A graduate of an apprenticeship program or trade school is preferred.
Years of Relevant Experience
- Minimum of four (4) years of technical experience in all aspects of building engineering with a strong background in HVAC, plumbing, electrical, equipment repair and maintenance, and overall system design and application.
Licenses or Certifications
- Valid state driver’s license.
- Appropriate trade license/permit for location as required.
- Valid “Universal” level certification for CFC and HFC-based refrigerants (EPA Section 608).
Knowledge, Skills & Abilities
- Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, and water systems.
- Knowledgeable in energy management systems, techniques, and operations.
- Thorough knowledge of all building systems operations, maintenance, and repair.
- Excellent interpersonal skills in dealing with tenants, clients, and vendors.
- Basic computing skills in Outlook, Excel, and Word, including proficiency with smartphones, iPads/tablets, uploading PDFs, and documents.
- Working knowledge of Computerized Maintenance Management Systems.
Physical Work Requirements
- Environment: Professional office or commercial building environment.
- Ability to perform work wearing Personal Protective Equipment (PPE) if required.
- May require regular travel between properties in varying weather conditions.
- Considerable physical activity: stoop, stand, climb, frequently lift a minimum of 50 lbs of equipment (pumps, tools, ladders), and safely install rigging/lifting devices.
- Regularly required to crouch, bend forward at the waist, or bend legs and spine to install or move equipment.
- Ability to speak clearly and read/write in a manner understood by others.
Scheduling
- Typical 8:30 a.m.–5:30 p.m. business hours based on location assigned.
- May be required to work extended periods without relief when responding to priority or emergency situations, including overtime.
- May require shift work, on‑call duties, or weekend work to support building-related activities.
- Schedules could be first, second, or third shift depending on client need.
Compensation
- Hourly rate: $31.99 - $37.63, depending on location, experience, and bargaining agreements.
- The compensation will be based on multiple factors including geographic area, market pay rates, and applicant experience and qualifications.
- Minimum wage will not be paid.
