Arnold Grounds Apartment Management is seeking a Lead Maintenance Technician for Midland Parker Apartments in Midland, TX. Responsibilities

• Oversee daily maintenance operations, including preventive maintenance, repairs, and apartment make-readies.
• Diagnose, troubleshoot, and repair HVAC, plumbing, electrical, and general mechanical systems.
• Ensure resident work orders are completed accurately and on time.
• Coordinate apartment turnovers to ready units for occupancy.
• Conduct routine property inspections for maintenance needs and safety hazards.
• Maintain property grounds, common areas, equipment, and building systems.
• Supervise maintenance personnel and provide guidance when applicable.
• Maintain maintenance records, inventory, and supply orders.
• Respond to after-hours maintenance emergencies and participate in on-call rotation.
• Ensure OSHA safety standards and company policies compliance.
• Collaborate with Community Manager on priorities and standards.

Position Overview

Arnold Grounds Apartment Management is seeking an experienced, dependable, and highly motivated Lead Maintenance Technician for Midland Parker Apartments, located in Midland, Texas.

The ideal candidate will have a strong background in multifamily property maintenance, excellent troubleshooting skills, HVAC experience, and the ability to oversee daily maintenance operations while ensuring the property remains safe, functional, and well-maintained.

This position requires a hands-on leader who takes pride in maintaining high property standards, providing exceptional resident service, and completing maintenance requests in a timely and professional manner.

Key Responsibilities

• Oversee and perform daily maintenance operations, including preventive maintenance, repairs, and apartment make-readies.
• Diagnose, troubleshoot, and repair HVAC, plumbing, electrical, and general mechanical systems.
• Ensure all resident work orders are completed accurately and within established deadlines.
• Coordinate and prioritize apartment turnovers to ensure units are ready for occupancy.
• Conduct routine property inspections to identify maintenance needs and potential safety hazards.
• Maintain property grounds, common areas, equipment, and building systems.
• Supervise and provide guidance to maintenance personnel, when applicable.
• Maintain accurate maintenance records, inventory, and supply orders.
• Respond to after-hours maintenance emergencies and participate in an on-call rotation.
• Ensure compliance with OSHA safety standards, company policies, and applicable housing regulations.
• Work closely with the Community Manager to address maintenance priorities and maintain property standards.

Qualifications and Requirements

• Minimum 3-5 years of multifamily apartment maintenance experience preferred.
• Previous experience as a Lead Maintenance Technician or Maintenance Supervisor strongly preferred.
• HVAC certification and EPA Section 608 certification required.
• Strong working knowledge of HVAC, plumbing, electrical systems, appliance repairs, and general building maintenance.
• Experience with apartment make-readies, preventive maintenance, and work order management.
• Ability to lead maintenance operations independently and effectively prioritize multiple tasks.
• Excellent communication, organizational, and problem-solving skills.
• Ability to lift up to 50 pounds and perform physically demanding maintenance duties.
• Must have reliable transportation and availability for emergency on-call duties.
• Experience working in affordable or multifamily housing communities is a plus.
