Job summary

ZRS Management, LLC is seeking a Mid-Rise Maintenance Technician in St. Petersburg, FL. The role involves skilled maintenance of the property, including plumbing, electrical, HVAC and appliances, plus turnover work and common area upkeep.

You will work with the Maintenance Supervisor and report to the Property Manager, with potential promotion to Maintenance Supervisor based on performance. Responsibilities include performing repairs, maintaining safety, keeping inventory, and ensuring timely

Qualifications

• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects and perform physical tasks.
• EPA certification preferred; if required, obtain within 90 days of start date.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, HVAC and appliances.
• Conduct apartment turnover maintenance within 3–5 business days and complete turnover checklists.
• Maintain common areas: sweep, mop, vacuum, trash removal, pressure washing, window cleaning.
• Monitor building exterior for roof, siding, shutters issues; assist preventive maintenance.
• Ensure safe condition of all equipment and structures; keep inventory of tools and equipment.
• Keep work area clean and orderly; follow all safety rules.

Mid-Rise Maintenance Technician## Mid-Rise Maintenance TechnicianApply: St. Petersburg, FL, 33705: Full time: Posted Today: R-108682**Job Description:**The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:* Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.* Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.* Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.* Monitor building exterior for issues with roof, siding, shutters, etc.* Help maintain an effective preventive maintenance program for area of responsibility.* Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.* Enter any newly purchased tools or equipment into inventory.* Keep work area clean and orderly.* Observe all safety rules.**Qualifications*** Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.* EPA certification preferred.
