Job summary

ZRS Management, LLC seeks a Maintenance Technician to deliver skilled, reliable service for our Horizon West, FL community. You will work with the Maintenance Supervisor to handle repairs across plumbing, electrical, HVAC and appliances, and to perform turnover tasks within three to five business days.

You will contribute to common-area upkeep, safety, and preventive maintenance, while documenting tools and inventory.

Qualifications

• Must have valid driver's license with proof of automobile insurance.
• EPA certification preferred; if required at a property, obtained within 90 days.
• Experience in plumbing, electrical, HVAC and appliance maintenance.
• Ability to lift heavy objects and work safely.

Responsibilities

• Perform independently technical maintenance repairs on plumbing, electrical, HVAC and appliances.
• Complete apartment turnover maintenance within 3–5 business days using turnover checklist.
• Maintain common areas including cleaning, sweeping, vacuuming and trash duties.
• Monitor exterior building conditions and assist preventive maintenance program.
• Enter new tools or equipment into inventory and keep the work area clean and orderly.

The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:* Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.* Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.* Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.* Monitor building exterior for issues with roof, siding, shutters, etc.* Help maintain an effective preventive maintenance program for area of responsibility.* Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.* Enter any newly purchased tools or equipment into inventory.* Keep work area clean and orderly.* Observe all safety rules.**Qualifications*** Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.* EPA certification preferred.
