Job summary

CSI Support & Development Services is seeking a Construction Manager to oversee multifamily renovation and construction projects from scopes and budgets through close-out. You will collaborate with architects, engineers, contractors, and internal teams to deliver high-quality results on time and within budget.

You will work closely with the Director of Construction to lead project teams, ensure adherence to safety and accessibility requirements, and provide regular updates.

Qualifications

• Bachelor’s degree in construction management, engineering, architecture, or related field.
• 10+ years of relevant construction management experience.
• 5+ years in project management for multifamily or senior living projects.
• Strong knowledge of building systems (MEP, envelope, life safety, accessibility).
• Proficiency in MS Project, Excel, Word, and Adobe/Bluebeam.
• Experience budgeting over $10 million.

Responsibilities

• Establish project scopes of work and preliminary budgets.
• Manage architects, engineers, consultants, and contractors through all phases.
• Identify risks early and propose cost-effective solutions.
• Review RFIs and project issues with the design and construction team.

Job description

The Construction Manager serves as the owner’s representative, overseeing all aspects of multifamily renovation and construction projects—from scope development and budgeting to project close-out. Working closely with the Director of Construction, you will lead collaborations among architects, engineers, contractors, and internal teams to ensure projects are delivered on time, within budget, and to the highest quality standards.

Essential Functions

• Establish project scopes of work and preliminary budgets based on inspections, reports, and building needs.
• Manage architects, engineers, consultants, and contractors through design, bidding, construction, and close-out.
• Identify potential construction risks early and recommend practical, cost-effective solutions
• Make final decisions on RFI’s and Project issues with the design and construction team.
• Facilitate Owner/Architect/Contractor (OAC) meetings and ensure clear communication across all stakeholders.
• Review drawings, scopes, submittals, schedule, and change orders for accuracy, compliance, and value.
• Monitor construction progress through site visits, consultant inspections, punch walks, and quality control inspections.
• Review and approve monthly contractor draws and project documentation.
• Manage the construction contingency.
• Ensure compliance with HUD, state, accessibility, safety, and environmental requirements.
• Provide regular project updates to the Director of Construction.

Supervisory Responsibilities

The Construction Manager has no direct supervisory responsibility for CSI staff but is responsible for overseeing and coordinating external project professionals, including architects, engineers, consultants, and contractors, throughout all phases of construction projects, from design and bidding through construction and project close-out.

This position works in both an office environment and at active construction/job sites. Work at project sites may involve exposure to varying weather conditions, construction noise, dust, uneven surfaces, and other typical construction site conditions. Regular travel to project sites is required.

Physical Demands

The position requires the ability to sit and work at a computer for extended periods, as well as regularly walk, stand, and navigate active construction sites. May require climbing stairs, walking on uneven surfaces, bending, reaching, and occasionally lifting or carrying materials or equipment weighing up to 30 pounds or more. The ability to wear required personal protective equipment (PPE) and safely navigate construction sites is required.

Travel Required

Up to 25% travel, primarily local, to construction project sites and CSI co-op properties. Occasional travel to other co-op locations and regions may be required, as well as travel to industry-specific conferences and events. Reliable transportation is required.

Required Education and Experience

• Bachelor’s degree in construction management, engineering, architecture, or related field.
• 10+ years of relevant construction management experience.
• 5+ years of project management experience in multifamily or senior living construction.
• Strong knowledge of building systems (MEP, envelope, fire/life safety, accessibility, etc.).
• Proficiency in Microsoft Project, Excel, Word, and Adobe/Bluebeam.
• Proficiency in managing construction budgets of more than $10 million.
• Excellent communication, problem-solving, and organizational skills.
• Ability to manage multiple projects across regions and travel as required.

Preferred Experience

• Familiarity with affordable housing, HUD/state compliance, or senior living projects.
