Job summary

Cannon Design's Facility Optimization Solutions is seeking a Mechanical Assessor to lead mechanical and plumbing assessments on healthcare, education, sports, and commercial facilities. You will observe, document, and propose corrective actions with budget estimates, while mentoring junior staff and coordinating with clients.

The role requires strong field presence, travel up to 40%, and proficiency in MS Office and design tools.

Qualifications

• A minimum of 6 years’ experience, including direct experience in conducting mechanical and plumbing facility condition assessments; healthcare and educational institutions strongly preferred.
• Experience with mechanical systems to perform a comprehensive evaluation of HVAC, plumbing, and other building equipment.
• Extensive experience with building renovation and historical structures is preferred.
• Experience working on construction sites as a Construction Administrator or Field Mechanical Technician is a plus.
• Prior cost-estimating experience is a plus.
• Strong interpersonal, written, and verbal communication skills are essential.
• Ability to work multiple projects simultaneously.
• Must have advanced proficiency in Microsoft Office.
• Demonstrated experience with Adobe Suite, Bluebeam, tablets, and mobile device tools preferred.
• Must be willing to travel up to 40% for out-of-town assignments; projects include one week in the field followed by two weeks in office.
• Must be physically able to walk the stated areas each day, climb fixed and sometimes extension ladders, walk on roof surfaces up to a 3/12 slope.

Responsibilities

• Conduct on-site facility condition assessments as part of a multidisciplinary team on existing buildings and civil assets.
• Evaluate mechanical systems such as the HVAC equipment, ductwork, piping, cooling towers, chillers, and boilers.
• Work with the client and other on-site personnel to assess assets while maintaining a typical walk rate ranging between 100,000 to 225,000 building square feet per day.
• Provide written technical descriptions of the systems observed and of their deficiencies.
• Determine overall condition of each system and its remaining useful life.
• Provide recommendations for correction of identified deficiencies.
• Provide rough cost estimates for executing your recommendations that will be used by clients for future project planning and capital planning initiatives.
• Interview building operations and maintenance staff to determine building history, recent maintenance challenges, chronic maintenance challenges, and operations information.
• Prepare project progress documentation for project manager review.
• Review work of peers and actively participate in post‑project reviews.

About the Role

Facility Optimization Solutions (FOS) is a subsidiary of CannonDesign.

In this position, the ideal candidate will be able to lead the mechanical and plumbing portions of facility condition assessments on various asset types including buildings in the healthcare, education, sports, public, and commercial sectors.

Acting as a Mechanical Assessor on projects, this person will be responsible for observing, identifying, and documenting all mechanical, plumbing, and fire protection systems for a given asset, identifying any deficiencies that these systems have, and providing recommendations with budgetary cost estimates for how best to correct the deficiencies. Additionally, Mechanical Assessors are responsible for leading and supporting more junior Mechanical Assessors on their project team, ensuring work quality for the mechanical discipline, interfacing with clients and their facility staff teams, and supporting the Project Managers in various tasks as assigned.

The salary range for this position is $69,200 to $86,500 annually. This range reflects the anticipated base compensation at the time of posting. Compensation may vary based on geography, experience, education, or skill level. Employees may be eligible for discretionary bonuses.
