Job description

Overview

Facility Optimization Solutions (FOS) is a subsidiary of CannonDesign. This role is remote within the U.S., with a preference for candidates located in or near Buffalo, NY; Houston, TX; Denver, CO; Chicago, IL. The Mechanical Assessor will lead the mechanical and plumbing portions of facility condition assessments on assets across healthcare, education, sports, public, and commercial sectors. The position involves observing, identifying, and documenting mechanical, plumbing, and fire protection systems, identifying deficiencies, and providing recommendations with budgetary cost estimates. The Mechanical Assessor will also support and mentor junior Architectural Assessors, interface with clients and facility staff, and assist Project Managers as needed.

Here\'s what you\'ll do
  • Conduct on-site facility condition assessments as part of a multidisciplinary team on existing buildings, evaluating mechanical and plumbing building systems. Identify deficiencies of HVAC equipment, ductwork, piping, cooling towers, chillers, and boilers; provide written narratives of the description, critical issue, and remediation recommendations.
  • Collaborate with client and on-site personnel to assess assets while maintaining a typical daily walk rate from 100,000 to 225,000 square feet per day.
  • Determine condition, remaining useful life, required costs, and remedial measures.
  • Provide technical identification and description of deficiencies ranging from concerns to critical issues.
  • Identify recommendations for correction and describe in technical detail for future project planning and cost estimating.
  • Interview building operations and maintenance staff to determine building history, previous work orders, and operations information.
  • Prepare project progress documentation for project manager review.
  • Review work of peers and actively participate in post-project reviews.
What you\'ll need
  • A minimum of 4 years of related experience.
  • Experience with mechanical systems to perform a comprehensive evaluation of HVAC, plumbing, and other building equipment.
  • Direct experience in conducting facility condition assessments for mechanical and plumbing equipment is strongly preferred.
  • Experience assessing healthcare and educational institutions is strongly preferred.
  • Prior cost estimating experience is a plus.
  • Strong interpersonal, written, and verbal communication skills and ability to manage multiple projects simultaneously.
  • Strong proficiency with AutoCAD is required.
  • Advanced proficiency in Microsoft Office.
  • Demonstrated experience with Adobe Suite, Bluebeam, tablets and mobile device tools preferred.
  • Willingness to travel up to 40% for out-of-town assignments. On average, projects include one week in the field, followed by two weeks in the office.
  • Physical ability to walk the stated areas each day, climb fixed and extension ladders, and walk on roof surfaces up to a 3/12 slope.
Salary and benefits

The salary range for this position is $57,600 to $72,000 annually. We may pay more or less than the range depending on location, experience, and skill. Employees may be eligible for discretionary bonuses.
