Base pay range

$75,000.00/yr - $95,000.00/yr

POSITION SUMMARY:

The Market Research Analyst is an advisor to the business teams they support, playing a pivotal role in market research and analytical techniques. This role is responsible for performing the day-to-day activities related to supporting the Company’s Operations, Marketing, and Leasing activities, as well as overall corporate support when needed.

This role will develop an in-depth understanding of First Washington Realty’s business strategies and inform the organization of consumer preferences, market trends and statistics to advise strategic decision making. This role will work closely with Lease Marketing on marketing campaigns, identifying trends and highlighting potential risks based on macroeconomic information.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Gather Research


  • Assist in gathering research on market conditions, competitors and consumer trends.
  • Develop an understanding of industry performance standards and key metrics.
  • Stay abreast of industry developments and trends, technological advancements, and best practices in real estate and property marketing to recommend innovative approaches and tactics.
  • Conduct market research to identify emerging trends, consumer behaviors, and competitive landscapes in the industry and synthesize it to highlight potential risks given the gathered information.
  • Assist in the development of consumer personas, segmentation strategies, and customer journey mapping to assist Leasing/AM with SWOT analysis of properties and development of strategies to increase traffic, dwell time and sales through leasing and placemaking.
  • Travel to asset trade areas upon request to gather data and form opinions.
  • Follow industry articles and reports to assist in the development of the AIP.
  • Build a tenant database of tenant requirements and track active and emerging brands


Analyze Data


  • Analyze internal and 3 rd party market data, provide actionable insights for optimizing business strategies.
  • Monitor and evaluate the performance of market research initiatives, leveraging analytics tools and metrics to measure effectiveness and ROI.
  • Work with FP&A to leverage information in the data warehouse.
  • Work with digital marketing to target campaigns to the appropriate audience given the desired business outcome


Present and Communicate


  • Present findings to various stakeholders, including leasing and management, translating complex data into actionable insights.
  • Assist with reports that interpret market conditions and opportunities in the portfolio for retailers along with the analysis of growth and market penetration strategies, competitive influences, demographics and socioeconomic factors.
  • Support and help inform the creation of compelling content, product descriptions, and messaging strategies optimized for online platforms and digital channels.
  • Support operations team requests with timely and relevant market data to drive decision-making.
  • Interpret and respond to ad-hoc requests on time.
  • Assist with reports that interpret market conditions and opportunities in the portfolio for retailers along with the analysis of growth and market penetration strategies, competitive influences, demographics and socioeconomic factors
  • Takes notes from industry trade shows, webinars and other industry events and pushes it out to the team so that the information becomes actionable (i.e. Tenant criteria for new stores)
  • Creation of a weekly or bi-weekly one-pager distilling research, news and earnings into an easy-to-understand format.


Manage Budget


  • Manage data, systems, infrastructure and technology that support retail market research and the company’s national portfolio review process, while making recommendations for enhancements to ensure the company’s competitive edge.
  • Stay abreast of market research data sets for the company while remining informed on technological advances of such.


QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:


  • Bachelor’s Degree in Business, Finance, Marketing, Real Estate or related field required.
  • Experience in Retail Real Estate, Commercial Real Estate market research and financial analysis or consulting is preferred.
  • Strong analytical skills and work ethic. Excellent qualitative and quantitative analytical skills are essential.
  • Curious and entrepreneurial mindset with a methodical and detail-oriented approach to finding solutions
  • Experience with a broad range of primary and secondary research methods, both qualitative and quantitative.
  • Knowledge of and ability to use tools and techniques for collecting, collating and analyzing information on existing or potential markets to meet market needs.
  • Understanding of social media and digital tracking analytics, particularly their role in planning and reporting on marketing campaigns
  • Possess strong communication, writing, grammar, interpersonal and presentation skills. Able to clearly articulate complex concepts and analyses by transforming quantitative data into simple written communication pieces, (ex. PowerPoint presentations, Power BI, graphs, charts, etc).
  • Has excellent time-management skills and is able to meet deadlines effectively and efficiently.
  • Proven ability to work closely with leadership to define daily and weekly priorities. Actively seeks and accepts constructive feedback while giving the same.
  • Demonstrate the ability to think clearly and analytically to identify current and future market issues through research techniques and competitive intelligence.
  • Identify current and future market needs and competition as well as trade area determinants (such as changes in transportation policies, housing, etc.). Proactively present these needs to appropriate teams and leadership.
  • Is proficient with Microsoft Excel, PowerPoint, Word, Power BI, and Outlook. Preference for experience with Placer or other GIS tools.
  • Has intermediate understanding of real estate fundamentals.


PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:


  • Requires the use of a computer screen for extended periods.
  • Occasional lifting of 15 to 20 lbs.
  • Extended working hours and travel may be necessary. Can include up to 20% of travel.
