Job summary

Schindler Group is seeking a Manager Territory MOD Project Operations in Atlanta to lead MOD project management and optimize profitability. You will oversee a team of MOD Project Managers, drive hiring and onboarding, and partner with sales to ensure smooth handovers and robust customer relationships.

Responsibilities include strategic planning, capital and resource management, and maintaining high standards of project execution and client service across the territory.

Qualifications

  • BA/BS in Business, Management, or Engineering.
  • Knowledge of financial statements and contract terms.
  • 5–7 years in elevator or service-oriented industries; P&L experience.

Responsibilities

  • Develop and execute a business plan to meet territory objectives.
  • Coordinate with Field Superintendents and Project Managers to align material release with schedules.
  • Manage working capital and budgeting; monitor profitability and cost allocation.
  • Lead MOD Project Managers, set objectives, and drive performance and development.
  • Hire and onboard MOD Project Managers; foster participative leadership and morale.
  • Oversee resource planning, client relationships, and project turnover processes.

Manager Territory MOD Project Operations
Your main responsibilities
  • Develop and execute a business plan in support of the territory’s financial and non-financial objectives and support the implementation of territory MOD operations initiatives.
  • Interface with Field Superintendents and Project Managers to release material into manufacturing to be aligned with customer schedules, supply chain capacities, and manpower planning.
  • Ensure the Fulfillment + guidelines and expectations are being followed throughout the lifecycle of all projects.
  • Responsible for managing networking capital via appropriate asset management measures and billing procedures.
  • Review and approve change notices to ensure proper cost allocation and project profitability
  • Partner with the MOD sales team to facilitate the sales to operations handover for newly awarded projects as well as assist with contract scope review.
  • Support Project Managers with setting up project timelines and expectations with customer as well as set a high level of customer service through communication
  • Develop and maintain strong commercial relationships with key customers, GCs and influential industry consultants through personal contact and staff assignments.
  • Responsible for managing, mentoring, and leading a team of MOD-focused Project Managers by setting and clarifying employee objectives, managing their ongoing performance and continuously developing their skills, all in an effort to drive the NI team to meet required financial targets/metrics and performance KPIs.
  • Lead the hiring and onboarding of all new MOD Project Managers.
  • Initiate procedures and leadership practices to create a business environment for participative management, maintain high morale of subordinates and demonstrate strong support of Schindler’s cultural beliefs and best practices.
  • Advise Project Managers on the utilization and assignment of resources appropriate for project timelines and budgets that ensure quality job completion, drive installation efficiency, and maximize profitability.
  • Ensure all required MOD operations meetings are effective and lead meetings where appropriate.
  • Provide expert technical knowledge for any project that needs additional oversight or intervention.
  • Review ongoing project work with the operational team to ensure that projects close-out at the required efficiency and profitability levels avoiding overruns.
  • Ensure team organizes and handles proper inspection and turnover process at project conclusion.
What you bring
Requirements
  • BA/BS Business / Management / Engineering
  • Possess overall knowledge of product and product application; modernization techniques and procedures; ability to understand financial statements; legal awareness to contract terms and conditions.
Work Experience
  • 5-7 years in various assignments within the Company, in the Elevator industry, or in another service-oriented business.
  • Experience managing a P&L for an industrial company.
Additional
  • Up to 50% travel within the territory will be required
  • Excellent written and verbal communications skills
  • Excellent computer skills, including proficiency in MS Office
