JOB SCOPE:
The Strategic Sourcing Manager - Facilities oversees a portfolio of properties, managing sourcing strategies for maintenance services that impact operational efficiency and cost control. This role is responsible for negotiating supplier contracts, optimizing procurement expenditures, and ensuring service quality while aligning with budgetary and financial objectives. The position requires collaboration with internal stakeholders and external vendors to drive cost savings, improve supplier performance, and support the long-term sustainability of facilities operations.

JOB SUMMARY:
The Strategic Sourcing Manager - Facilities is responsible for overseeing the strategic sourcing of break-fix maintenance services across TransformCo's U.S. properties for a specific region. This role involves developing and executing sourcing strategies, managing supplier relationships, optimizing costs, and ensuring high operational standards. They will be a subject matter expert in facilities management and procurement, collaborating cross-functionally with key business units to drive value, efficiency, and long-term sustainability in facility operations.

Responsibilities/Skills/Experience Requirements

JOB DUTIES/RESPONSIBILITIES:

  • MUST HAVE strategic sourcing experience managing a facilities portfolio.
  • Manages strategic sourcing projects from initiation to completion, including supplier transitions and process improvements
  • Develops and implements strategic sourcing strategies for break-fix maintenance services, including HVAC, sanitation, electrical, and structural repairs
  • Negotiates supplier contracts, establishes long-term partnerships, and ensures competitive pricing and service reliability
  • Responds quickly to emergency maintenance issues, dispatches technicians, and troubleshoots facility-related problems across the portfolio
  • Leads cross-functional collaboration with Property Management, Asset Management, Legal, and Procurement teams to align sourcing strategies with business goals
  • Communicates sourcing strategies, supplier performance insights, and operational updates to senior leadership
  • Manages supplier performance through regular assessments, KPIs, and SLAs to drive continuous improvement
  • Collaborates with Finance to establish and manage budgets, track cost-saving initiatives, and optimize sourcing expenditures
  • Ensures compliance with company policies, legal regulations, and environmental standards in all sourcing and procurement activities
  • Analyzes market trends and financial data to identify cost-saving opportunities and improve facilities management operations

JOB REQUIREMENTS:
  • Bachelors Degree
  • 5-10 years of related experience
  • Up to 25% travel
  • 18 years of age or older

REQUIRED SKILLS:
  • Bachelor's degree in Supply Chain Management, Business Administration, Civil Engineering, Engineering or related field
  • 7+ years of experience in Strategic Sourcing, Procurement, AND Facilities Management, with a demonstrated focus on D2D facilities operations, supplier management and cost optimization
  • Travel required -- 1-2 times / quarter
  • Residence in the SE Corridor is preferred:NC, SC, GA, FL, OH, AL, LA, TN
  • Strong negotiation, contract management, and supplier relationship skills
  • Excellent analytical skills with the ability to interpret data and drive decision-making
  • Strong project management skills, including familiarity with project management tools and methodologies
  • Proficiency in Microsoft Office Suite and sourcing/procurement software (i.e., NetSuite ERP)
  • Familiarity with Facility Work Order Management (WOM) software and ERP solutions (i.e. Yardi)
  • Knowledge of environmental sustainability practices and their application in facilities management
  • Excellent planning and prioritization skills with the ability to quickly adapt to change

PREFERRED SKILLS:
  • MBA/Master's degree in Supply Chain Management, Business Administration, Civil Engineering, Engineering or related field
  • Project Management Certification (PMP, Six Sigma, etc.)
