Job description

  • Examine title orders within underwriter guidelines to determine the conditions of the title and insurability by considering the effect of documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates, and other record documents with a focus on commercial.
  • Research respective title plant software, analyze, and evaluate pertinent record documents for determination of ownership and legal descriptions
  • Explain chain of title, exceptions, and requirements to customers and managers
  • Recognize title defects and formulate curative measures
  • Assess risks and liabilities that may jeopardize the company, and bring these matters to the attention of the local title manager, state title manager, and/or underwriter, as appropriate
  • Evaluate the risk to be undertaken in the issuance of a title insurance policy and the clearance of title objections
  • Prepare an accurate title commitment in accordance with company examining and policy procedures of each state using title software program
  • Maintain proper production levels and delivery standards on a daily basis
  • Work closely with the customer and staff to meet time requirements for orders and assist with answering questions
  • Generate title policies after closing, upload signed policies using document sharing software
  • Provide customer service and support to assure closing dates are met
  • Miscellaneous administrative responsibilities such as file maintenance, answering phones and special projects assigned by manager
  • May be required to work overtime as assigned.
  • Keeps current with market trends and demands.
  • Performs other functionally related duties as assigned.

Required
Qualifications
  • Previous experience in title examination (minimum 2 years)
  • Knowledge and experience preparing title commitments and policies
  • Experience with Microsoft Office, Excel
  • Research in databases such as, county recorder websites and other pertinent software solutions.
  • Familiarity with title insurance concepts, practices, and procedures.
  • Basic understanding of risks and liabilities of titles
  • A certain degree of creativity and latitude is expected
  • Detail/quality oriented with excellent verbal and written communication skills
  • Ability to perform basic mathematical calculations and tasks requiring detail, concentration, and accuracy
Preferred
  • Experience with ResWare is a plus
  • Strong customer service orientation
  • Must be a highly motivated self-starter with ability to work independently without supervision and remain accurate under pressure
  • Strong problem solving skills
  • Knowledge of legal terms/documents helpful

The expected salary range for this role is $76,600-$105,000/year.
