Job summary

PulteGroup in Minnesota is hiring a Construction Manager (M2) to lead day-to-day due diligence, budgeting and scheduling for land development at Greater MSP project sites. You will coordinate with area management and external agencies to advance entitlement and development efforts.

The role requires a university degree or equivalent experience with 2–4 years of relevant work, strong Excel and analytical skills, and the ability to work independently.

Qualifications

  • Requires basic management approaches such as work scheduling, prioritizing, coaching and process execution.
  • Typically requires specialized knowledge of technical or operational practices within assigned discipline.
  • Typically requires a University degree or equivalent experience and minimum 2-4 years prior relevant experience.
  • Valid Driver’s License because driving is an essential function of this position.

Responsibilities

  • Manage day-to-day activities of project due diligence, feasibility budgets and schedules.
  • Support programs established by the Area management team.
  • Assign and manage due diligence projects for the designated business unit or geographic area.
  • Assess project risks and establishes consulting and engineering development activities.
  • Coordinate land planning with various municipalities, agencies and utility authorities.
  • Pursue zoning and land use changes thru public meetings and governmental hearings.
  • Manage all pre-acquisition land development budgets, schedules, and cash flow activities.
  • Review Purchase Agreements for necessary entitlement deal points and monitor compliance with terms.
  • Aid in coordination of joint development agreements or joint venture.
  • Review design documents, site plans, improvement plans and plats for project coordination and accuracy.
  • Determine availability requirements for all utilities, concurrencies, and impact fees.
  • Perform other duties as assigned.

This position requires onsite attendance 5 days per week at assigned project sites in the Greater MSP area.

Primary Job Responsibilities

Pay Information

$100,000 - $115,000 annually Hired applicant will be eligible to receive an annual bonus based on successful completion of defined performance objectives.

Employees are covered by company-paid disability and basic life insurance. Voluntary insurance coverage options, including critical illness and hospital indemnity, are also available. In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 paid days off and employees with 10 or more years of service are eligible for up to 28 paid days off. Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays. Employees should consult with their local Human Resources Representative to discuss the composition of their available time off, which may differ based on work location and paid sick time eligibility.
