Qualifications

This position manages maintenance staff, coordinates preventive and corrective work, and implements effective processes, technologies, and best practices to improve service delivery. The Manager plays a key role in ensuring that maintenance operations align with institutional goals for safety, sustainability, cost-effectiveness, and customer service. The position serves as the key system administrator for the (CMMS) computerized maintenance management system and manages radio communication technology.**ESSENTIAL DUTIES & RESPONSIBILITIES:*** Assign, schedule, and supervise maintenance staff and contractors to ensure timely and effective completion of work orders, preventive maintenance, and repairs. Inspect work as needed to ensure performance standards are met.* Provide direct supervision to the maintenance, testing and repair of campus infrastructure and building systems (grounds, motor pool, mechanical, electrical, plumbing, HVAC, elevators, fire monitoring & suppression systems, etc.). Recommend corrective action or equipment upgrades as needed.* Manage the Computerized Maintenance Management System (CMMS), ensuring accurate work order tracking, reactive and preventive maintenance scheduling, and asset management. Responsible for CMMS governance, reporting and analytics.* Manage the department’s radio communication devices, supporting technology and licenses.* Ensure all maintenance activities comply with applicable safety codes, regulations, and university policies. Promote and enforce safe work practices and ensure staff receive appropriate training.* Leads the planning of short and long-range objectives for maintenance-specific operations including staff and safety training, quality control, preventative and deferred maintenance.* Establish priorities for maintenance work and assign staff to maximize efficiency and minimize disruption to campus operations.* Develops the plan for the annual comprehensive summer housing maintenance program and assigns staff and resources. Monitor progress and prioritize work to ensure timely completion.* Serves as a key point of contact for faculty, staff, and students regarding maintenance concerns, ensuring responsive and professional customer service standards are met.* Supervise, train, and evaluate assigned maintenance staff, fostering a culture of teamwork, accountability, and development.* Select, train, evaluate, assign and discipline staff in accordance with the provisions of the SSA Collective Bargaining Agreement.* Establishes maintenance standards and processes.* Manage maintenance operational priorities and projects within approved budgets.* Conducts periodic inspections of campus facilities buildings, structures, equipment and grounds.* Coordinates maintenance response support during emergencies, critical incidents, and severe weather events.* Coordinates with vendors and contractors to complete maintenance projects.* Collaborate with Custodial Operations management, Facilities Planning & Construction, and campus partners to support capital projects, renovations, key initiatives and special events* Perform other duties as assigned.**SUPERVISION RECEIVED:**General supervision is received from the Associate Director of Campus Facilities Maintenance Operations**SUPERVISION EXERCISED**:Directly supervises designated Grounds, Maintenance, Skilled Trades or Office support staff, and student employees.**MINIMUM QUALIFICATIONS:*** Bachelor’s degree in Facilities Management, Engineering, Construction or Operations Management or a related discipline; or an equivalent combination of education and work experience.* Minimum of four (4) years of progressive experience in facilities maintenance, operations, or a related field, with at least two (2) years in a supervisory role.* Demonstrated knowledge of building systems, maintenance processes, and asset management practices.* Experience using CMMS or similar maintenance management systems.* Ability to work flexible hours, including weekends.* Strong organizational, analytical, and problem-solving skills.* Excellent communication and interpersonal skills.* Demonstrated customer service focus.* Possess a valid Driver’s license.* Experience and ability to positively interact with all members of the campus community* Ability to perform the essential duties of the position with or without accommodations.**PREFERRED QUALIFICATIONS:*** Bachelor’s degree in Facilities Management, Engineering, Construction or Operations Management* Facilities or operations management experience in higher education, healthcare, manufacturing or similar large campus environment.* Experience managing employees in a unionized environment.* Working knowledge of building energy management systems and sustainability practices.* Certification in facilities management (e.g., APPA CEFP, IFMA CFM, FMP, PMP)**WORKING ENVIRONMENT & EMPLOYMENT CONDITIONS:*** Duties are generally performed inside but will be exposed to outdoor environmental conditions on a regular basis.* This position is required to move throughout the campus, including using stairways in all University buildings and ladders as needed.* May be required to work outside of normal business hours, including evenings and weekends.* All work associated with this role must be performed within the state of Michigan.**Applicants must be legally authorized to work in the United States at the time of hire and throughout their employment.
