Responsibilities
- Leads and manages all maintenance fields and trades within the Facilities Department (HVAC, Electrical, Building Maintenance, etc.), planning and coordinating projects and tasks assigned to the team.
- Monitors, responds and reports critical systems operation alarms and alerts (fire, power, central plant failures, etc.) and plays an active role in the Emergency Action Plan, Building Continuity Plan and emergency drills.
- Completes performance evaluations for assigned team members and oversees evaluations completed by subordinate management team members.
- Handles the hiring process, including reviewing resumes, interviewing candidates, proposing starting salaries, and signing off on selections.
- Processes vendor requests by providing scope of work, expectations and timelines; works with the Department Administration team and Procurement Department to ensure timely vendor quotes/proposals.
- Reviews, amends and creates policies and procedures for the Department; ensures all team members are up to date on enterprise and department policies.
- Manages the financial health of the maintenance and critical systems support divisions (budget forecasting/planning, reviewing transactions, budget tracking) and maintains financial integrity.
- Provides performance direction, leadership guidance, counseling and evaluations to subordinate staff and performs any other duties assigned to support the efficient operation of the department.
Supervisory Responsibilities
- Interview, hire and train employees; plan, assign, review and direct work; evaluate and appraise performance; reward and discipline employees; address complaints and resolve problems.
- Make hiring decisions and design individual development plans with succession planning in mind for all key roles.
Required Education & Experience
Bachelor’s degree in a related field required.
Minimum three (3) years of experience in Facilities maintenance management and operations.
Minimum three (3) years of supervisory experience.
Relevant, direct experience may be considered in lieu of minimum educational requirements.
Knowledge, Skills and Abilities
- Knowledge of HVAC, electrical, mechanical, plumbing alarm and fire systems.
- Knowledge of emergency shut‑off procedures for gas, water, electrical, etc.
- Understanding of methods, practices, techniques, tools and equipment used in inspection, maintenance and repair of Facilities.
- Ability to interpret Safety Data Sheets (SDS) and give safety instructions.
- Ability to follow safety guidelines when using required chemicals, equipment, tools and techniques.
- Knowledge of safe work practices and safety regulations applicable to assigned areas.
- Understanding of safety protocols and regulations to ensure a safe work environment.
- Knowledge of operation of light and heavy equipment; ability to operate a forklift and aerial lift.
- Proficiency in Microsoft Office (Word, WordPerfect, Excel).
- Ability to read, understand and explain blueprints and schematics.
- Problem‑solving skills to identify potential issues and resolve them efficiently.
- Interpersonal skills to collaborate with team, subordinates and management.
- Time‑management skills to ensure projects are completed within designated timelines.
- Technical knowledge related to Facilities Maintenance.
- Ability to supervise team members, perform performance reviews, provide conflict resolution and delegate tasks effectively.
Licenses, Certifications and Registrations
- May be required to obtain and maintain a gaming license at the discretion of the San Manuel Tribal Gaming Commission.
- Valid driver’s license required; authorized to operate or drive Tribe‑owned vehicles or patron vehicles.
Physical Requirements / Working Conditions
Primary work environment is in a climate‑controlled office setting with requirements to travel for meetings, trade shows and conferences. Work may include evening, weekend and holiday shifts. Must work in a fast‑paced, high‑demand environment. Strength sufficient to exert up to 10 pounds of force occasionally or move objects up to 40 pounds. Physical activities include balancing, stooping, kneeling, crouching, reaching, pushing, pulling, lifting, grasping, talking, hearing, repetitive motions. Hearing sufficient for conversational levels. Visual acuity required for preparing and analyzing data, transcribing and viewing a computer terminal. Mobility sufficient for office environment and travel. Endurance sufficient for extended periods of sitting, walking and standing. Exposure to fumes or airborne particles may occur.
