About the Company

Responsibilities
  • Lead development, execution, and optimization of real‑estate portfolio across the Americas.
  • Provide strategic recommendations and implement real‑estate plans aligned with JCI’s goals: occupancy planning, portfolio optimization, cost and growth targets.
  • Manage 3rd‑party transaction team, broker selection, and subject‑matter experts.
  • Track and ensure zero missed delivery dates across the portfolio.
  • Negotiate new leases and renewals to secure favorable terms.
  • Lead project initiation, scope definition, prioritization, and adherence to customer‑driven priorities and milestones.
  • Analyze market trends and prepare business cases for site selection and portfolio moves.
  • Manage tenant improvements, landlord relationships, and lease administration to optimize total cost of occupancy.
  • Coordinate capital‑project program management with owners, sponsors, design teams, construction managers, general contractors, subcontractors, vendors, regulators, and internal leaders.
  • Ensure constructability, consistency of standards, BIM coordination, commissioning, and handover requirements across sites.
  • Monitor project progress, resolve blockers, and keep schedules on target.
  • Ensure safety, compliance with local codes, sustainability targets, and brand standards.
  • Prepare and maintain capital expenditure, operating budgets, and rolling forecasts; track ROI, NPV, IRR.
  • Monitor cost‑center performance, variance analysis, and procurement strategies; implement cost controls and value engineering.
  • Own real‑estate dashboards and reporting for regional leaders and global stakeholders.
  • Partner with Finance, Legal, Tax, Compliance, Facilities, and Operations to align real‑estate activities with corporate policies and regulatory requirements.
  • Maintain relationships with external brokers, developers, owners, architects, contractors, and facility managers.
  • Communicate project status, risks, and financial implications to senior leadership.
  • Ensure adherence to local laws, zoning, building codes, and contract laws across markets.
  • Support ESG goals: energy efficiency, green‑building certifications, responsible sourcing and supply‑chain risk management.
  • Collaborate on governance processes, standards, and playbooks; promote best practices and continuous improvement.
  • Mentor and develop junior team members or cross‑functional colleagues as needed.
Qualifications
  • Bachelor’s degree and 8+ years of experience in real‑estate transaction management, development, or project management with exposure to multiple markets in the Americas.
  • Proven track record in site selection, leasing, acquisitions, and end‑to‑end project management of capital improvements.
  • Strong financial acumen: budgeting, financial modeling, ROI analysis, and reporting.
  • Excellent negotiation, vendor management, and relationship‑building skills.
  • Proficiency with real‑estate and project‑management software (Yardi, MRI, SAP RE, Procore, MS Project/Primavera, Smartsheet, or equivalent) and advanced Excel.
  • Ability to work across time zones and willingness to travel regionally (~25% travel).
  • Preferred: bachelor’s in real estate, finance, construction management, architecture or related field; MBA or advanced degree; certifications such as PMP, LEEDAP, or CCIM.
  • Fluency in English; Spanish and/or Portuguese is a strong plus.
