Job summary

Hines is seeking a Manager, Design & Construction – Tenant Improvements to act as the Owner's representative across a diverse Bay Area portfolio, coordinating TI, capital improvements, and value-add renovations for office, R&D/flex, and multifamily assets. The role supports leasing objectives and long-term asset value with a focus on cost, schedule, and quality.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, Building Science, or related field.
  • Five or more years of construction, project management, owner's representative, or related experience.
  • Tenant improvement and/or capital expenditure project management experience strongly preferred.
  • Experience managing commercial interior construction and tenant improvement projects preferred.
  • Experience serving as an Owner's Representative preferred.
  • Demonstrated ability to manage multiple concurrent projects in active operating environments.

Responsibilities

  • Coordinate and facilitate tenant improvement, capital improvement, and value-add renovation projects across commercial office, R&D/flex industrial, and multifamily assets.
  • Act as the Owner's representative and primary point of coordination among tenants, contractors, consultants, property management teams, and internal stakeholders.
  • Support leasing efforts through project budgeting, scheduling, feasibility reviews, and timely execution of tenant improvement projects.
  • Assist in preparation of project budgets, capital improvement projections, cost estimates, and project forecasts.
  • Monitor and review contractor performance as it relates to budget, schedule, quality, safety, and owner objectives.
  • Direct activities of architects, engineers, consultants, contractors, and third-party construction managers as required.
  • Prepare project updates and reporting for Asset Management, Property Management, Leasing, Engineering, and ownership groups.
  • Prepare and monitor cost estimates, budget updates, change order reports, and project financial tracking.
  • Review working drawings, specifications, construction documents, and project scopes.
  • Administer change order procedures, contractor progress payments, and project closeout activities.
  • Maintain and monitor the progress of punch lists and warranty-related items.
  • Control project documentation and maintain historical project records and reporting.
  • Assist internal stakeholders with project planning, budgeting, scheduling, material selection, cost estimating, construction contracts, and project execution strategies.
  • Support the development, implementation, and continuous improvement of standardized tenant improvement project delivery processes and best practices.
  • Manage multiple concurrent projects while maintaining responsiveness, organization, and high levels of customer service.
  • Deliver an exceptionally high level of customer service to tenants, internal stakeholders, and project partners through proactive communication, responsiveness, and effective project leadership.
  • Encourage a safe working environment and review all required OSHA and Worker's Compensation safety and accident reports with contractors.

Responsibilities

As a Manager, Design & Construction – Tenant Improvements with Hines, you will act as the Owner's representative and manage tenant improvement, capital improvement, and value-add renovation projects across commercial office, R&D/flex industrial, and multifamily assets throughout the Bay Area. Working closely with Asset Management, Property Management, Engineering, Leasing, and Design & Construction teams, you will help deliver efficient, high-quality project execution while supporting leasing objectives, tenant satisfaction, and long-term asset value creation.


The successful candidate will deliver a high level of service to internal stakeholders as well as external tenants, clients, and project partners while balancing speed, quality, and cost across a diverse project portfolio. This role plays an important part in supporting leasing objectives, enhancing tenant experiences, and driving long-term asset performance.


This role is part of the West Market’s Design & Construction team supporting a diverse portfolio of approximately 20 assets, more than 100 annual projects, and over $100 million in forecasted annual capital project activity. The successful candidate will manage multiple concurrent projects, contribute to the continued evolution of Hines' Tenant Improvement platform, and support the development and implementation of scalable project delivery processes and best practices.


As Hines continues to expand its Bay Area portfolio, this position will help support the growth and scalability of the Tenant Improvement platform through operational consistency, process improvement, and execution excellence.

  • Coordinate and facilitate tenant improvement, capital improvement, and value-add renovation projects across commercial office, R&D/flex industrial, and multifamily assets.

  • Act as the Owner's representative and primary point of coordination among tenants, contractors, consultants, property management teams, and internal stakeholders. This role supports projects and assets located throughout the Bay Area and will require periodic travel to project sites and properties as needed. Travel requirements will vary based on project assignments and business needs.

  • Support leasing efforts through project budgeting, scheduling, feasibility reviews, and timely execution of tenant improvement projects.

  • Assist in preparation of project budgets, capital improvement projections, cost estimates, and project forecasts.

  • Experience managing projects within occupied buildings and active operating environments preferred.

  • Experience delivering tenant-facing projects with a strong focus on customer service, schedule performance, and minimizing operational disruption preferred.

  • Compensation: $159,500 - $170,000
