Job Overview
The Maintenance Technician will be responsible for day‑to‑day operating tasks and physical plant maintenance of the enclosed mall property. The role will provide patrons and tenants with a safe, clean, and comfortable shopping environment, while working closely with the onsite team and corporate team to address property issues efficiently. Key areas of responsibility include vendor management, HVAC, roofing, plumbing and electrical, interior/exterior building maintenance, and external landscaping.
Essential Job Functions
- Inspect all aspects of the physical plant daily and correct all property deficiencies promptly.
- Address issues with vendors, oversee repairs, and report ongoing issues to the property management team.
- Direct, supervise, and manage all staff; maintain safety, integrity of all buildings, systems, and equipment; ensure continuous compliance with all laws, codes, ordinances, and environmental requirements.
- Direct, supervise, and manage all vendors—including janitorial, security, landscaping, HVAC, plumbing, electrical—monitoring expenses to ensure best value.
- Project future needs including capital improvements, repairs, and operating requirements.
- Obtain bids from vendors and suppliers; all contracts require Hull Property Group corporate office approval and signature.
- Maintain knowledge of area market and demographics, staying abreast of current and future competition; participate in the mall’s marketing program.
- Maintain knowledge of all interior and exterior systems and procedures, including electrical, fire systems, HVAC, water and sewer systems, roofing, landscaping, and parking lot maintenance.
- Serve as liaison with Hull Property Group's construction group during tenant or property construction projects as needed.
- When appropriate, assist tenants with resolving maintenance issues and direct tenants’ concerns to the appropriate property management team member.
- Perform administrative office tasks such as completing reports, reviewing/approving invoices, and other miscellaneous tasks.
- Be available on‑call 24 hours/day and respond to after‑hours requests as needed.
- Assist Property Manager as needed.
- Repair and maintain property and maintenance equipment; inspect interior and exterior regularly.
- Assist in compiling information regarding service contractors, service agreements and other projects, as directed by the Property Manager.
- Other duties as assigned.

• 2+ years of facilities/building maintenance experience
• Availability for after‑hours emergency maintenance as needed or required
• Ability to work in a fast‑paced environment with demonstrated ability to handle and prioritize multiple tasks and demands
