Job summary

NEW EARTH RESIDENTIAL LLC seeks a Make Ready Technician to maintain clean, ready apartments and support on-site operations. You will perform general maintenance, painters, plumbing, and electrical tasks, ensuring timely unit turns while upholding safety standards.

Qualifications

  • High school diploma or equivalent required.
  • HVAC/R certification preferred.
  • Ability to follow detailed oral and written instructions.
  • Proven leader with strong customer service.
  • Self-motivated, good time management, able to set priorities.
  • Resourceful problem solver in a dynamic environment.
  • Excellent verbal and written communication; bilingual encouraged.
  • Lift up to 50 lbs. and handle chemicals safely.
  • Available for emergencies during nights and weekends.

Responsibilities

  • Perform general maintenance in common areas and make-readies.
  • Complete apartment make-readies and unit turns efficiently.
  • Paint, drywall, basic plumbing and electrical repairs.
  • On-call responsibilities as needed.
  • Ensure timely completion of service requests per standards.
  • Participate in preventive maintenance and preserve property value.
  • Maintain cleanliness of grounds and common areas.
  • Adhere to safety protocols and provide 5-star service.

Supervisor: CommunityManager & Service Supervisor
Hours:

Typicalrange ofhoursisbased onthecommunityneedsandmayrequireweekendsand afterhouremergencyservices.Workdaysmaybe adjustedbased on communityneeds. Full Time:5daysperweek,8hoursper day (average 40hours).

Physical Demands:

Medium work (exerting 50 lbs. of force occasionally), climbing, balancing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, talking, hearing. Visual acuity to operate hand tools. Subject to weather.

Drug Screens:

Pre-employment,post injury,reasonablesuspicion,and possible random screens.

General Summary of Associate Responsibility
  • To support and assist all aspects of the community operations, while reporting to and acting under the direction of the Service Supervisor & Community Manager.
Preferred Knowledge / Experience / Ability
  • High school diploma or equivalent required, along with a strong foundation in business principles.
  • HVAC/R certification (HVAC & Refrigeration) is preferred.
  • Ability to accurately follow detailed oral and written instructions.
  • Proven leader committed to delivering exceptional customer service.
  • Self-motivated individual with the ability to set priorities, manage time effectively, and achieve assigned goals.
  • Resourceful problem solver capable of addressing unexpected challenges and adapting to changing priorities in a dynamic environment.
  • Collaborative team player with excellent verbal and written communication skills, strong organizational abilities, and the capacity to work effectively with on-site staff, residents, supervisors, corporate associates, and vendors.
  • Proficient in English; bilingual candidates are highly encouraged to apply.
  • Skilled in tracking and managing inventory of materials and parts.
  • Physically able to lift up to 50 lbs. and handle chemicals safely.
  • Available for emergency calls during nights and weekends as needed.
  • Detail-oriented with a strong commitment to assessing and maintaining community common areas and amenities.

Responsibilities
  • Residential Standards:
    • Provides support by performing general maintenance duties in common areas.
    • Complete apartment make-readies and unit turns efficiently while meeting property deadlines.
    • Perform painting, drywall repairs, basic plumbing and electrical repairs, and general maintenance of vacants.
    • Available for "on-call" responsibilities as needed.
    • Ensures the independent and timely completion of service requests in occupied apartments, in line with established company and property standards.
  • Active participation and management:
    • Actively participates in preventive maintenance programs and manages the ongoing repair of all mechanical systems to preserve the property's value.
    • Maintains cleanliness of grounds and common areas at all times.
    • Takes on additional related duties and responsibilities as assigned.
    • Adheres to all safety protocols while completing tasks.
    • Provides courteous and friendly service to residents, ensuring a 5-star experience.
  • Community Inspections and Quality Assurance Review:
    • Assist and report on inspections and quality assurance review results.
