Position: Service Technician

Category: Non-Exempt (Hourly)

Supervisor: CommunityManager & Service Supervisor

Hours: Typicalrange ofhoursisbased onthecommunityneedsandmayrequireweekendsand afterhouremergencyservices.Workdaysmaybe adjustedbased on communityneeds. Full Time:5daysperweek,8hoursper day (average 40hours).

PhysicalDemands: Medium work (exerting 50 lbs. of force occasionally), climbing, balancing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, talking, hearing. Visual acuity to operate hand tools. Subject to weather.

DrugScreens: Pre-employment,post injury,reasonable suspicion,and possible random screens.

General Summary of Associate Responsibility:

  • To support and assist all aspects of the community operations, while reporting to and acting under the direction of the Service Supervisor & Community Manager.

Preferred Knowledge / Experience / Ability:

  • High school diploma or equivalent required, along with a strong foundation in business principles.
  • HVAC/R certification (HVAC & Refrigeration) is preferred.
  • Ability to accurately follow detailed oral and written instructions.
  • Proven leader committed to delivering exceptional customer service.
  • Self-motivated individual with the ability to set priorities, manage time effectively, and achieve assigned goals.
  • Resourceful problem solver capable of addressing unexpected challenges and adapting to changing priorities in a dynamic environment.
  • Collaborative team player with excellent verbal and written communication skills, strong organizational abilities, and the capacity to work effectively with on-site staff, residents, supervisors, corporate associates, and vendors.
  • Proficient in English; bilingual candidates are highly encouraged to apply.
  • Skilled in tracking and managing inventory of materials and parts.
  • Physically able to lift up to 50 lbs. and handle chemicals safely.
  • Available for emergency calls during nights and weekends as needed.
  • Detail-oriented with a strong commitment to assessing and maintaining community common areas and amenities.
  • Proficient in Outlook, Excel, Word, and various internet applications.

Responsibilities:

  1. Residential Standards:
  • Provides support by performing general maintenance duties in common areas.
  • Available for "on-call" responsibilities as needed.
  • Ensures the independent and timely completion of service requests in occupied apartments, in line with established company and property standards.
  • Oversees all aspects of property maintenance, prioritizing resident satisfaction and contributing to occupancy goals.
  • Actively participates in preventive maintenance programs and manages the ongoing repair of all mechanical systems to preserve the property's value.
  • Maintains cleanliness of grounds and common areas at all times.
  • Takes on additional related duties and responsibilities as assigned.
  • Adheres to all safety protocols while completing tasks.
  • Provides courteous and friendly service to residents, ensuring a 5-star experience.
  1. Community Inspections and Quality Assurance Review
    • Assist and report on inspections and quality assurance review results.
