Two Coast Living is seeking a Make-Ready Technician/Painter at Cedar Place Apartments in Columbia, MD. The role ensures vacant units are move-in ready, performing painting, repairs, and cosmetic improvements to company standards.

Work is onsite, full-time, 8:00 AM–5:00 PM, with occasional on-call/weekend needs. Benefits include health coverage, 401(k), PTO, and more to support resident satisfaction and asset value.

Position Summary

TheMake-Ready Technician/Painter is responsible for preparing vacant apartment homes for new residents by completing maintenance, repairs, and cosmetic improvements to company standards. This role plays a critical part in ensuring apartments are move-in ready on schedule and that every resident’s first impression of their home is a positive one.

Work Arrangement

Location:Onsite / Cedar Place Apartments / Columbia, MD

Schedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PM

On-Call / Weekends: Occasional, based on business needs

Key Responsibilities

• Complete apartment turnover (make-ready) work, including painting, surface repairs, fixture replacement, appliance testing, HVAC filter changes, flooring and carpet touch-ups, and general cleaning

Compensation

Base Salary Range: $24 – $26/hr (dependent on experience, skills, and location)

Bonus Eligibility: Discretionary bonus upon eligibility

Incentives: Eligibility based long-term incentives and performance-based awards

FLSA Status: Non-Exempt

Final compensation will be determined based on qualifications, experience, education, certifications, and market considerations.

Qualifications: Qualifications & Experience

Required Education & Experience

• Minimum 1 year of relevant experience in general maintenance, handyman work, or make-ready/turnover work
• High school diploma or GED required
• Must be at least 18 years of age

Physical Requirements

• Ability to safely use tools and equipment with manual dexterity and stamina, including lifting up to 25 pounds frequently and up to 50 pounds occasionally
• Ability to stand, walk, climb stairs and ladders, kneel, crouch, or crawl as required
• Ability to work indoors and outdoors in varying weather conditions

Additional Requirements

• Must maintain a personal tool kit appropriate for completing assigned work
• Valid driver’s license required to operate company-owned or personal vehicles for business purposes
• Occasional off-site travel to pick up supplies
