Job summary

Two Coast Living in Houston is seeking a Make-Ready Technician to prepare vacant apartments for new residents, performing maintenance, repairs, painting, fixture replacement, appliance testing and routine cleaning to company standards.

You will collaborate with the maintenance and property management teams, support ongoing repair work, ensure safety and quality on turnover timelines, and position yourself for future advancement through reliable performance and strong work ethic.

Qualifications

• Minimum 1 year of relevant maintenance/handyman experience.
• High school diploma or GED required.
• Must be at least 18 years old.

Responsibilities

• Complete apartment turnover work including painting, repairs and cosmetic updates.
• Replace fixtures, test appliances, change HVAC filters, and perform flooring touch-ups.
• Ensure apartments meet safety and quality standards before move-in.
• Support ongoing maintenance and property upkeep as needed.
• Maintain a clean, safe work environment and interact professionally with residents.

This role plays a critical part in ensuring apartments are move-in ready on schedule and that every resident’s first impression of their home is a positive one.The Make-Ready Technician works closely with the Maintenance and Property Management teams and may assist with general maintenance needs across the property as required.Work ArrangementLocation: Onsite / Carrington Park at Gulf Pointe / Houston, TXSchedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PMOn-Call / Weekends: Occasional, based on business needsKey ResponsibilitiesComplete apartment turnover (make-ready) work, including painting, surface repairs, fixture replacement, appliance testing, HVAC filter changes, flooring and carpet touch-ups, and general cleaningEnsure apartments meet company quality and safety standards prior to move-inSupport the maintenance team with ongoing repairs, preventative maintenance, and property upkeep as neededMaintain a clean, safe, and organized work environment in accordance with company and industry safety standardsInteract professionally and courteously with residents and team members while working throughout the communityCareer Path & Next Role ReadinessThe Make Ready Technician role is intentionally designed as a pathway to the Maintenance Technician role.
