Job summary

Venterra Realty seeks a Make Ready Technician to prepare vacant homes for new residents, performing repairs, installations and inspections to meet company standards. This role supports the maintenance team, enhances resident satisfaction, and travels daily within a ~25‑mile radius to assigned communities.

Candidates should have prior make-ready or maintenance experience, basic knowledge of plumbing and electrical work, and the ability to prioritize multiple unit turns while maintaining attention

• Clean Motor Vehicle Record required.

Responsibilities

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring features work per the TQMR program.
• Perform basic maintenance tasks such as light fixtures, minor plumbing, appliance checks, and drywall patching.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
• Maintain property curb appeal and cleanliness of grounds, parking lots, breezeways, amenities and common areas.
• Travel daily to assigned communities within a ~25‑mile radius and provide on‑call maintenance support.

THE OPPORTUNITY

The Technician – Level 1 prepares vacant apartment homes for new residents by completing repairs, installations, and inspections. This role ensures all units meet company standards by addressing maintenance needs and supporting the maintenance team as needed. Their work directly impacts resident satisfaction and property appeal.

KEY JOB RESPONSIBILITIES

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program.
• Perform basic maintenance tasks, including light fixture replacements, minor plumbing repairs, appliance checks, and drywall patching.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards. Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping as needed.
• Maintain the cleanliness and curb appeal of the property, including grounds, parking lots, breezeways, amenities, and common areas.
• Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
• Provide emergency and on‑call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.
• In this role, you will travel daily to one of the assigned communities within your region. This will typically not exceed a 25‑mile radius of the designated primary location.

CANDIDATE PROFILE

• Prior experience in make‑ready, maintenance, or related field.
• Basic knowledge of plumbing, electrical, and appliance repairs.
• Ability to prioritize and manage multiple unit turns efficiently.
• Strong attention to detail and proactive approach to maintaining company standards.
• Ability to work flexible schedules, including participation in an on‑call rotation.
• Clean Motor Vehicle Record required.
• Lifting/carrying (supplies, equipment, etc.): Over 75 lbs. Rare need
• 25 – 75 lbs. Occasional need
• 1 – 25 lbs. Constant need
