Job summary

NE Property Management is seeking a Make-Ready Technician for Terra at University North Park in Norman, OK. The role focuses on restoring vacated apartments to market-ready condition through painting, drywall, appliance testing, and light plumbing.

You will work closely with on-site staff to ensure timely punch-list completion and maintain property curb appeal. Ideal candidates have at least 2 years of maintenance experience on-site, with HVAC/EPA licenses or CPO being a plus.

Qualifications

  • High School diploma or equivalent required.
  • At least 2 years of direct maintenance/make-ready experience in a on-site multi-family setting.
  • HVAC/EPA license or Certified Pool Operator (CPO) preferred but not required.
  • Knowledge of hand tools, power blowers, ladders, and painting equipment.

Responsibilities

  • Restore vacated apartments to market-ready status through checklists and inspections.
  • Patch and paint interior/exterior surfaces on schedule.
  • Perform unit trash-outs and transfer items to storage or dumpsters.
  • Test appliances and note repairs or swaps as needed.
  • Inspect and repair windows, doors, blinds, baseboards, and fans.
  • Rekey doors and swap mailbox locks for security.
  • Perform light plumbing tasks and fix leaks in turning bathrooms.
  • Maintain curb appeal by cleaning litter and debris on common areas.
  • Detail grounds and blow sidewalks to keep areas tidy.
  • Support on-site teams with routine requests and notices.

What Success Looks Like (Qualifications)
  • Proven Maintenance Foundation: At least 2 years of direct groundskeeping or make-ready experience required within an on-site multi-family or equivalent property environment.
  • Valued Trade Credentials: An active HVAC/EPA License or Certified Pool Operator (CPO) designation is strongly preferred but not required.
  • Safe Tool Operation: Knowledge and skill in the proper use of hand tools, power blowers, mechanical trimmers, ladders, and specialized commercial painting equipment.
  • Physical Stamina & Agility: Capable of spending 70–85% of the day on your feet, climbing stairs/ladders, bending, stooping, and lifting or carrying items up to 35 lbs. independently.
  • Critical & Logical Thinking: Strong ability to apply logical reasoning to practical situations, look beyond basic instructions, and accurately follow standardized procedures.
  • High-Accuracy Detail Orientation: Constant need for close‑up visual focus to identify cleanliness needs, complete punch checklists, and discover subtle maintenance errors.
  • Communication Excellence: Proficient verbal and written English communication skills to accurately log tasks, follow timetables, and report supply shortages.
  • Foundational Education: High School diploma or equivalent required to perform the essential safety, reporting, and administrative requirements of the position.
  • Mobility & Schedule Readiness: Valid driver's license, auto insurance, and availability to work 40 hours per week plus handle occasional emergency on‑call shifts if certified.
  • Service-Oriented Posture: Professional and courteous demeanor when interacting with corporate teams, on-site personnel, residents, and local field vendors.
What the Job Looks Like (What You’ll Do)
  • Restore Vacated Apartments: Inspect recently vacated spaces and complete comprehensive checklists to methodically return homes to pristine "market-ready" status.
  • Execute Patching & Painting: Repair drywall holes, carry paint buckets to various work sites, and complete detailed interior or exterior painting assignments on schedule.
  • Perform Unit Trash‑Outs: Remove abandoned furniture, left‑behind trash, and old boxes from vacated apartments, transferring items safely to storage or dumpsters.
  • Maintain Appliance Standards: Test stoves, refrigerators, and washers/dryers to verify perfect working condition, notifying the Lead Tech if repairs or swaps are needed.
  • Audit Structural Fixtures: Check, repair, or replace windows, sliding glass doors, latches, privacy mini‑blinds, baseboards, and ceiling fans in turning units.
  • Secure Lock Infrastructure: Rekey entry door handles, cut fresh keys, and swap out mailbox lock cylinders to protect incoming community members.
  • Perform Light Plumbing Work: Inspect faucets, adjust sink or tub plugs, change out rubber washers, and resolve exterior leaks inside turning bathrooms.
  • Govern Property Curb Appeal: Walk the property frequently to remove litter, debris, and pet droppings from pool decks, mailrooms, walkways, and parking lots.
  • Execute Grounds Detailing: Clean up public spaces, rake under shrubs, shovel mud, clear dumpster pads, and utilize mechanical blowers to keep sidewalks clear.
  • Support Team Workflows: Complete minor routine service requests, distribute time-sensitive community notices to residents, and assist with physical tasks like fence repairs.
