Job summary

Wan Bridge Group is seeking a Make Ready Tech to deeply prepare rental units for occupancy and to uphold rigorous quality standards across the property. You will maintain safe, welcoming environments for tenants, perform routine grounds and maintenance tasks, and coordinate with the management team to ensure timely completion of work orders and move-in/move-out orientations.

Responsibilities

• Perform Make Ready tasks to prepare units for new tenants.

• Conduct move-in/move-out orientations for new tenants.
• Coordinate with managers and vendors as required.
• Support pool and amenity area upkeep and maintenance.

Job description

As a Make Ready Tech, your primary responsibility will be deeply preparing rental units for occupancy, ensuring they not only meet but exceed the established quality standards. You will also play a crucial role in maintaining a safe and welcoming environment for our tenants, contributing to their overall satisfaction and comfort.

Duties/Responsibilities

• Perform daily Groundskeeper duties, including walking and maintaining the community grounds, entrances, models, leasing office, and amenity areas; picking up trash, replacing trash bags, and ensuring common areas remain clean and presentable.
• Carry out general handyman and repair technician duties as required.
• Ensure prompt and accurate completion of service orders.
• Perform Make Ready tasks to ready units for new tenants.
• Conduct move-in/move-out orientations for new tenants.
• Assist in addressing punch list items as instructed.
• Aid in building activities per Manager's directives.
• Manage cleaning tasks, pressure washing, make ready's, warranty calls, and vendor meeting coordination.
• Walk and clean the common grounds, entrance, models / leasing office, picking up trash, cleaning the amenities area, replacing the trash bags from trash cans.
• Provide backup to groundskeeper duties and pool maintenance, including cleaning and upkeep of pool, clubhouse and common area amenities

Qualifications

Essential Functions

• Reliable transportation that meets job responsibilities.
• Valid Texas Driver's License.
• Maintain at least minimum car insurance required by Texas law.
• Typical work schedule, Monday through Friday, and after hours as requested.
• Ability to access, input, and retrieve information from a computer and/or electronic device.
• Excellent organization, coordination, and project management skills.
• Lift or move items up to 50 pounds.
• Ability to walk, sit or stand for long periods of time.
• Ability to communicate effectively through written and verbal communication in English.
