Job summary

Valiant Residential in Katy, TX is seeking a Make Ready to restore vacated apartments to market-ready status on a timely schedule. You will inspect units, perform repairs and cleaning, and ensure readiness for new move-ins.

The role requires attention to detail, reliability, and the ability to work independently and with the team, with on-call duties and weekend hours as needed. Bilingual Spanish is a plus; valid driver’s license and safe work habits are required.

Qualifications

• Minimum one year of full-time related experience.
• Strong verbal and written communication in English; bilingual Spanish is a plus.
• Demonstrate knowledge of work safety habits.
• Ability to professionally represent the company.
• Maintain a valid driver’s license and reliable transportation.
• Able to work on call and extend hours including weekends.
• Attention to detail and ability to organize & prioritize work.
• Self-motivation with ability to work independently and as part of a team.

Responsibilities

• Inspect vacated apartments and complete a make-ready checklist; inform Lead Maintenance and Community Manager of needed services and repairs.
• Make ready units for new move-ins.
• Check lights and replace as necessary.
• Repair or replace windows, screens, hinges, doors, shelves, baseboards, mirrors, and closets.
• Check applicable appliances and inform Lead maintenance of problems.
• Assist in changing or removing appliances from the apartment.
• Make keys when necessary.
• Check faucet plugs and repair/replace as needed.
• Install ceramic tile backsplash in the kitchen.
• Replace washers when needed.
• Perform exterior repairs to sinks and bathtubs when warranted.
• Assist with painting duties and repair curtains, blinds, fans, etc.
• Inspect bathroom tiles and perform minor repairs/replacements.
• Change A/C filters and operate carpet cleaning equipment.
• Lend assistance during trash-out of the apartment; move heavy items to the dumpster.
• Other projects as directed.

What You’ll Be Doing

• Inspect vacated apartments and complete a checklist regarding make-ready. Inform the Lead Maintenance and Community Manager of needed services and repairs.
• Make ready units for new move-ins.

• Replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
• Check applicable appliances and inform Lead maintenance of problems.
• Assist in changing or removing appliances from the apartment.
• Make keys when necessary.
• Check faucet sink plugs and repair/replace them as necessary.
• Install ceramic tile backsplash in the kitchen.
• Replace washers when needed.
• Perform exterior repairs to sinks, bathtubs, etc., when warranted.
• Assist with painting duties when requested.
• Repair or replace curtains, mini-blinds, ceiling fans, etc.
• Repair plaster holes in walls and paint as necessary.
• Inspect bathroom tiles and perform minor repairs/replacements.
• Change A/C filters.
• Operate carpet cleaning equipment to clean carpets.
• Lend assistance during trash-out of the apartment, e.g., moving heavy/bulky items to the dumpster.
• Any other projects as directed.

Requirements

• Minimum one year of full-time related experience.
• Willingness to perform all required tasks.
• Must possess strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders. Bilingual in Spanish is a plus
• Demonstrate knowledge of work safety habits.
• Ability to professionally represent the company.
• Maintain a valid driver’s license and have reliable transportation.
• Able to work on call (as necessary and/or an emergency arises) and extended hours (including after-hours and weekends).
