Position Overview
The Make Ready is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, the Make Ready will also assist with any special projects needed.
Essential Duties & Responsibilities
- Mandatory onsite presence for regular/daily attendance.
- Ensure make‑ready units meet property standards before new residents move in (repairing or replacing fixtures, painting, installing new appliances, checking plumbing and electrical systems).
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Perform mandatory repairs and replacements for community common areas and make‑ready units.
- Assist with scheduling and performance of all maintenance/repair‑related turn events.
- Clean up exterior of the community, including grounds, buildings, breezeways, and all common areas.
- Perform swimming‑pool maintenance and cleaning, maintaining accurate, timely chemical logs.
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns.
- Maintain a preventative‑maintenance program that extends community life while minimizing future repairs.
- Follow Asset Mandate key policy.
- Keep the maintenance shop well‑organized and properly stocked, adhering to safety standards and OSHA guidelines.
- Teach and promote safe work practices and assist in the hazard communications program.
- Participate in unit inspections as requested.
- Assist in monitoring inventory of equipment and supplies.
- Maintain accurate records of service requests, obligations, mandatory maintenance, apartment make‑ready status, work‑in‑progress, etc.
- Assist general upkeep, maintenance, and cleaning of office, common areas, and model units.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Use property resources, equipment, and supplies economically.
- Perform additional tasks as directed by the Maintenance Supervisor and Community Manager.
- Deliver excellent customer service, monitoring service‑request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistent and professional handling of residents on all matters.
- Enforce delegated community policies.
Education / Experience
- High School Diploma or Equivalent.
- Must understand and perform all on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular lifting and positioning of objects up to 100+ lbs., using ladders, stairs, ramps, step stools, reaching, and operating machinery and power tools.
- Work in various environments, including tight and confined spaces, flat and uneven terrain, overhead positions, and outdoors with exposure to weather and hazardous chemicals.
- Ability to work overtime, weekends, night hours, and on‑call emergencies.
- Occasional stationary positions, standing or sitting for prolonged periods.
License / Equipment
- Reliable transportation for on‑call and emergency duties.
Compensation and Benefits
Salary Range: $20 per hour to $23 per hour.
Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, commissions and performance bonuses (when applicable), paid sick days and company holidays.
