Greene County Board of Developmental Disabilities is seeking a Facilities Maintenance Technician to perform general repairs and preventive maintenance across board-owned residences. Job description

Position Goal / Function

Under the direction of the Manager of the Facilities Management Department, perform general repairs and property maintenance for all board occupied and all Homecroft, Inc. owned residences.


Essential Functions


  • Perform needed preventive maintenance and repairs for plumbing, heating, cooling, ventilating and electrical system as directed. Notify manager when repairs need to be contracted.

  • Obtain quotes, secure necessary services, purchase supplies and equipment when directed and make prompt, cost-effective decisions for maintaining homes. Process payments for services and materials. Maintain records of receipts and expenditures on each property.

  • Coordinate maintenance work with appropriate service providers when directed. Ensure work is performed to meet industry standards and housing regulations.

  • Provide expectations to contractors in regard to safety and respect of residents.

  • Develop and utilize a property maintenance and inspection system for meeting needs, record-keeping, and preventive maintenance. Prepare operational reports.

  • Visit properties regularly during maintenance work to monitor conditions of property and to ensure that local, state, federal and agency standards requirements are met.

  • Provide excellent customer service to tenants. Coordinate any necessary meetings to assume working relations between housing corporations, tenants, and providers.

  • Provide on-call service in order to respond to emergency maintenance needs.

Required Knowledge, Skills & Abilities (KSAs) (Any Combination of Education and Experience)

Knowledge of: Property maintenance practices, regulations and standards; safety guidelines; county board purchasing procedures; Ohio residential building codes and local housing regulations applicable to DODD-certified residential settings; basic carpentry, drywall repair, and painting practices; basic plumbing trade practices and equipment; basic electrical systems and safety protocols; HVAC systems operation and preventive maintenance; safe work methods, OSHA safety regulations, and personal protective equipment requirements applicable to residential maintenance; job estimation and planning principles; reading and interpreting work orders, maintenance manuals, and basic specifications; basic familiarity with the needs and rights of individuals with developmental disabilities residing in the properties maintained.


Skills in: Painting; plumbing, electrical, and HVAC systems repairs; record-keeping, communications, and basic computer literacy; safely using and maintaining hand tools, power tools, and equipment related to residential maintenance work; accurate record-keeping of work performed, materials used, and time spent per property; written and verbal communication with supervisors, contractors, property managers, and residents; obtaining and comparing contractor quotes and making cost-effective procurement decisions; responding calmly and professionally when working in occupied residential settings where individuals with developmental disabilities are present; recognizing and reporting property conditions that may affect resident health, safety, or regulatory compliance.


Ability to: Learn building and property use codes applicable to residential settings; work with minimal supervision across multiple properties; interact professionally with residents, families, providers, and contractors in residential environments; perform the physical tasks of the position including lifting and carrying tools and materials, stooping, kneeling, reaching, and climbing, with or without reasonable accommodation; work collaboratively with staff, community partners, and stakeholders respectfully.


Qualifications / License(s) Required

Minimum of two years of experience in residential property maintenance, facilities management, or a related trade (plumbing, electrical, HVAC, carpentry, or general construction). Must have high school diploma or equivalent. Must maintain a valid Ohio driver's license with a driving record acceptable to GCBDD's insurance carrier. Must successfully pass pre-employment requirements including: State and/or Federal Criminal Background Check; ODODD Abuse Registry check; OIG registry check; and Nurses' Registry check. Following a conditional offer of employment, must successfully complete a job-related post-offer medical examination and drug screen. This position requires regular entry into occupied residential homes of individuals with developmental disabilities; all background clearances must be maintained throughout employment.


Equipment Used

Required to use a variety of tools (tape measure, square, level, drill, screw gun, reciprocating saw, circular saw, table saw, compound miter saw, aluminum brake, drain auger, multi-tester). Office machines (copier, scanner, fax, desk/cell phone and personal computer). May be required to drive own vehicle/have reliable transportation on agency business.


Working Conditions

This position is performed primarily in the field across multiple residential property locations, with some administrative time at the agency office. The employee regularly performs physical tasks including lifting and carrying tools, materials, and equipment; stooping, kneeling, crawling, and reaching in the performance of repair and maintenance work; climbing ladders and accessing confined or overhead spaces; and working in varying outdoor weather conditions. The employee may occasionally lift or carry items weighing up to 50 pounds; tasks requiring greater weight or force are performed using mechanical assists or with a co-worker. Working conditions include regular exposure to dust, chemical solutions, solvents, paint, and other materials typical of residential maintenance work, as well as exposure to bloodborne pathogens, communicable diseases, potentially infectious material, and potentially hazardous materials. The position may involve contact with individuals with developmental disabilities who reside in the properties maintained; the employee is expected to interact respectfully and respond to any safety-related situations in accordance with agency protocols. On-call response to emergency maintenance needs is a regular requirement of the position. Flexible scheduling may be periodically required.
