Description

PURPOSE STATEMENT

The Maintenance Worker performs routine and semi-skilled maintenance, repair, preventive maintenance, and general facility support throughout the hospital, medical clinics, and associated properties. Under the direction of the Facilities Lead and/or Maintenance Mechanic – Journey Level, this position assists in maintaining buildings, physical plant systems, equipment, utilities, grounds, and facility infrastructure in a safe, clean, functional, and reliable condition. The Maintenance Worker performs basic maintenance activities involving building systems, plumbing, electrical, mechanical, HVAC, carpentry, painting, equipment, and general facility repairs within the employee's training, demonstrated competency, and authorized scope of work. The Maintenance Worker is expected to develop progressively greater knowledge and skills in hospital facility maintenance. The Maintenance Worker is responsible for recognizing conditions that exceed their training or competency and promptly notifying the Maintenance Mechanic or Facilities Lead.

ESSENTIAL FUNCTIONS, DUTIES, & RESPONSIBILITIES
General Maintenance and Repairs
  • Perform routine and semi-skilled maintenance and repair work throughout the hospital, clinics, and associated facilities.
  • Responds to assigned work orders and completes routine maintenance requests within established priorities and timeframes.
  • Performs basic repairs to doors, locks, hardware, walls, ceilings, floors, cabinets, furniture, fixtures, and other building components.
  • Performs basic plumbing maintenance and repairs within the scope of training and authorization.
  • Performs basic electrical maintenance and repairs within the scope of training, authorization, and applicable codes.
  • Performs basic mechanical maintenance and adjustments to facility equipment.
  • Performs basic HVAC maintenance activities, including filter replacement, cleaning, inspection, and other assigned tasks.
  • Performs painting, patching, caulking, drywall repair, flooring repair, ceiling repair, and other general building maintenance.
  • Assists with installation, relocation, assembly, and adjustment of facility equipment, fixtures, and furnishings.
  • Use hand tools, power tools, ladders, carts, and maintenance equipment safely.
  • Maintains tools and equipment in clean and serviceable condition.
Preventive Maintenance
  • Performs assigned preventive maintenance inspections and tasks according to established schedules and procedures.
  • Changes filters, belts, lamps, batteries, and other routine maintenance components as assigned.
  • Performs visual inspections of equipment and facility systems for signs of wear, damage, leaks, abnormal operation, or other deficiencies.
  • Reports equipment deficiencies and potential failures to the Maintenance Mechanic or Facilities Lead.
  • Assists Maintenance Mechanics with scheduled preventive maintenance activities.
  • Completes required documentation for preventive maintenance, inspections, repairs, and corrective actions.
  • Follows manufacturer specifications, departmental procedures, and established preventive maintenance practices.
Hospital Physical Environment / Environment of Care
  • Supports the hospital's physical environment by maintaining assigned areas, equipment, and facility systems in a safe and functional condition.
  • Identifies and promptly reports safety hazards, physical plant deficiencies, utility concerns, equipment failures, fire/life-safety concerns, and other conditions that may affect patient, visitor, or employee safety.
  • Assists with Physical Environment inspections and corrective actions as assigned.
  • Maintains awareness of the impact of facility systems and maintenance activities on patient care and hospital operations.
  • Maintains work areas in a safe, clean, and orderly condition.
  • Follows hospital procedures related to hazardous materials, waste, spills, and other environmental hazards.
Hospital and Clinical Areas
  • Performs maintenance activities in patient care areas, clinical departments, administrative areas, common areas, and medical clinics.
  • Uses appropriate infection prevention practices when performing work in patient care or clinical areas.
  • Use barriers, signage, containment, and other protective measures when required.
  • Minimizes disruption to patient care and hospital operations while performing assigned work.
  • Communicates with clinical and non-clinical staff as necessary regarding maintenance activities.
  • Maintains patient privacy and confidentiality while working in occupied areas.
Assistance to Maintenance Mechanics
  • Assists Maintenance Mechanics with skilled maintenance, troubleshooting, repairs, equipment installation, and preventive maintenance.
  • Provides labor and operational support during complex repairs and facility projects.
  • Assists with moving, positioning, disassembly, assembly, and installation of equipment and materials.
  • Retrieves tools, parts, supplies, and equipment required for assigned maintenance work.
  • Performs assigned work within the limits of training, experience, authorization, and applicable requirements.
  • Immediately escalates work that requires specialized knowledge, licensing, advanced troubleshooting, or skills beyond the employee's competency.
  • Develops additional maintenance skills through training, observation, hands-on experience, and direction from experienced maintenance personnel.
Utilities and Emergency Response
  • Assists with routine monitoring and maintenance of hospital utility systems as assigned.
  • Reports utility interruptions, leaks, equipment failures, unusual conditions, and other facility emergencies immediately.
  • Assists Maintenance Mechanics and Facilities leadership during utility interruptions and emergency facility situations.
  • Participates in emergency preparedness activities, drills, and response procedures as assigned.
  • Assists with planned utility shutdowns and restoration activities under appropriate supervision.
Construction and Renovation Support
  • Assists with hospital renovation, construction, remodeling, and facility improvement projects.
  • Performs basic demolition, preparation, installation, patching, painting, cleanup, and restoration activities.
  • Assists with maintaining infection-control and safety requirements during construction and renovation activities.
  • Assists contractors and Maintenance Mechanics with project-related activities as directed.
  • Maintains a safe and orderly work area during construction and renovation activities.
Grounds and Exterior Maintenance
  • Performs routine maintenance of exterior areas surrounding the hospital and medical clinics.
  • Assists with maintenance of sidewalks, entrances, parking areas, exterior fixtures, and related property components.
  • Assists with seasonal maintenance activities, including snow and ice response, as assigned.
  • Assists with moving materials, equipment, furniture, and supplies throughout hospital properties.
  • Performs general grounds and facility upkeep as assigned.
Work Orders and Documentation
  • Receives, prioritizes, and completes assigned work orders according to departmental procedures.
  • Accurately documents work performed, materials used, equipment conditions, and follow-up needs.
  • Reports incomplete work, equipment deficiencies, safety concerns, and additional repair requirements.
  • Maintains accurate preventive maintenance and inspection records.
  • Utilizes the hospital's electronic work-order or maintenance management system as required.
Safety, Infection Prevention, and Regulatory Compliance
  • Follows hospital safety policies, procedures, and applicable OSHA requirements.
  • Use appropriate personal protective equipment.
  • Follows lockout/tagout procedures when trained and authorized.
  • Uses tools, ladders, equipment, and chemicals according to established procedures.
  • Follows infection prevention and control practices applicable to facility maintenance activities.
  • Reports accidents, injuries, unsafe conditions, equipment hazards, and Environment of Care deficiencies promptly.
  • Participates in required safety, infection prevention, emergency preparedness, and facility training.
  • Supports regulatory and accreditation survey readiness by maintaining assigned areas and documentation according to hospital requirements.
  • Maintains regular and predictable attendance.
  • Performs other essential duties as assigned.
Requirements
EDUCATION/EXPERIENCE/SKILL REQUIREMENTS
  • High school diploma or equivalent.
  • Previous experience in building maintenance, construction, mechanical work, grounds maintenance, equipment maintenance, or a related field is preferred.
  • Must be able to successfully pass a background check including MV records.
  • A combination of education, training, work experience, and demonstrated mechanical aptitude may be considered.
  • Basic knowledge of building maintenance and repair.
  • Basic understanding of plumbing, electrical, mechanical, HVAC, carpentry, and building systems.
  • Ability to safely use common hand and power tools.
  • Ability to follow written and verbal instructions.
  • Ability to learn new maintenance skills and procedures.
  • Ability to identify and report maintenance problems.
  • Ability to communicate effectively with hospital staff, contractors, vendors, and other Facilities personnel.
  • Basic computer skills and ability to use an electronic work-order system.
  • Must be self-motivated and have the ability to work within the established policies, procedures and practices prescribed by the hospital/clinic.
  • English sufficient to provide and receive instructions/directions.
PHYSICAL/MENTAL REQUIREMENTS
  • Must be able to sit and stand, intermittent 8 to 10 hours a day.
  • Must be able to use standard office equipment, including the telephone and computer keyboard.
  • Continuously works under pressure of near 100% accuracy while meeting inflexible deadlines.
  • Continuously utilizes manual/bi-manual dexterity, near vision, speech, and hearing.
  • Frequently stands, walks, sits, climbs, bends, stoop, and utilizes eye/hand coordination and color definition.
  • Safely use ladders, lifts, and other equipment necessary to perform assigned duties.
  • Work in mechanical rooms, utility areas, patient care areas, rooftops, crawl spaces, construction areas, and other facility environments.
  • Work in varied temperatures and environmental conditions.
  • Respond to emergency maintenance conditions and urgent facility needs.
  • Occasionally reaches above shoulder, regularly required to lift and/or carry up to 40 lbs.
  • Occasionally walks on uneven surfaces.
  • Occasionally works in confined or awkward spaces.
  • Ability to travel 10% of the time, including flying and driving rental cars.
