Mississippi Department of Employment Security is seeking a reliable on-site Maintenance Technician to support daily operations across residences and common areas. You will perform repairs, custodial tasks, inspections, and inventory management, working closely with the Site Manager to ensure quality upkeep and cost controls.

• Participate in all maintenance projects.
• Participate in all maintenance projects.
• Complete daily work orders; inform Site Manager of incomplete work order.
• Perform light electrical repairs on items such as appliances, switches outlets, circuits, and etc.
• Replace glass, tiles, carpet, screen, dishwashers, fixtures, blinds, appliances and locks.
• Perform general sheetrock and carpentry work.
• Perform all custodial work in common areas, maintenance room, washer areas and vacancies units.
• Perform ground work such as daily trash pick-up, debris and leaves.
• Perform light exterminating services or participate by accompanying third-party exterminators.
• Participate in standby emergency schedule for evening, weekend, and holiday coverage.
• Be responsible for purchasing supplies and maintaining an adequate inventory. Work with Site Manager in cost reduction and cost control.
• Place order through and with the approval of the Site Manager.
• Assist Site Manager in scheduling and performing semi-annual apartment inspections.
• Be responsible for refurbishing of apartments prior to resident occupancy.
• Keep accurate records regarding preventative maintenance, work orders, apartment refurbishing, annual inspections, inventories, and purchase orders.
• Perform scheduled maintenance on all equipment based on the manufacturers' recommendations and operating manual procedures.
• Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed, in conjunction with the Site Manager.
• Have knowledge regarding water and gas meter cutoff, all apartment and fixture cutoffs, and sewer clean-outs and post map of same.
• Make sure storage areas and entrances are locked and adequate lighting in those areas are maintainence.
• Have knowledge regarding local contractors and suppliers, and their services and goods.
• Inform Site Manager of exterior maintenance problems.
• Perform other duties as assigned by Site Manager.
