A Day in the Life
As a Maintenance Utility Technician at Highwoods, you will be part of a team dedicated to delivering best-in-class service in our full-service commercial office buildings in the Tampa Market. We seek someone passionate about service excellence and fostering a sense of community among our diverse customer base.

Work Performed:

• Assist the Sr. Maintenance Technician with maintenance tasks for the facility, under the supervision of the Property/Facility Manager.
• Become proficient with the online service request system, including handheld applications.
• Maintain the overall condition of client property and equipment.
• Perform touch-up painting and minor janitorial duties as needed.
• Support building-related mechanical maintenance issues alongside the Sr. Maintenance Technician or Maintenance Technician.
• Monitor and report recurring customer-related issues to the Property/Facility Manager.
• Carry out minor leak repairs on roofs, windows, and fountains.
• Assist contractors with life safety alarm systems and fire protection systems shutdowns and testing.
• Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, signage, and window blinds.
• Keep accurate and timely records and reports.
• Participate in hurricane preparedness and response efforts.
• Maintain a positive working relationship with clients to ensure excellent customer service and satisfaction.
• Perform miscellaneous facility-related duties as directed by the Property/Facility Manager.

Job Requirements:

• Availability for emergency calls during nights, weekends, holidays, and Black Sky events at the client's request.
• Basic knowledge of state and local building codes.
• Valid Driver's License.

Education:

High School diploma or equivalent required.

Experience:

One or more years of janitorial or facility maintenance experience in commercial real estate preferred.

Work Environment/Physical Demands:

The role involves exposure to fumes, airborne particles, moving mechanical parts, and vibration. Employees may encounter extreme outdoor conditions and loud environments. Comfort working on roofs and climbing ladders is required.

Physical Demands:

This position requires talking, hearing, standing, walking, balancing, bending, kneeling, stooping, crouching, crawling, climbing, and handling or feeling with hands. Occasionally, lifting, pushing, or pulling up to 50 pounds is necessary. Visual acuity for close, distance, color, peripheral vision, and depth perception is essential. Clear communication skills in writing and orally are required.
