Job Description Summary

This role involves performing technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Essential Responsibilities
  1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and making repairs according to policies, procedures, safety standards, and codes.
  2. Prepare vacant apartments for leasing by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
  3. Manage materials, supplies, and equipment by tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Accurately document and track service requests and maintenance activities.
  5. Assist in maintaining grounds and amenities through cleaning, pressure washing, painting, and debris removal.
  6. Support cost control by repairing instead of replacing parts and practicing efficient use of materials and tools.
Other Responsibilities
  • Follow safety policies, participate in safety meetings, complete OSHA and other safety training, and report incidents promptly.
  • Inspect contractor and vendor work to ensure quality standards are met.
  • Conduct routine property inspections to identify safety and maintenance needs, and communicate concerns to management.
Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work outdoors in various weather conditions.
  • Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Work schedule includes evenings, weekends, and holidays on a flexible basis.
Required Licenses or Certifications
  • EPA Type 1 and II or Universal refrigerant recycling certifications (for Service Technicians).
  • State and local certifications as required.
  • Valid driver’s license for operating property vehicles, if applicable.
