Job Summary

This role involves performing technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Responsibilities

1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and making repairs following safety standards and codes.
2. Prepare vacant units for leasing through the make-ready process, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
3. Manage materials and supplies, tracking inventory, returning unused items, and notifying supervisors for reorders.
4. Accurately document and track service requests and maintenance activities.
5. Assist in maintaining grounds and common areas, including trash pickup, pressure washing, cleaning, and painting.
6. Support cost-control initiatives by repairing rather than replacing parts and practicing efficient use of materials and tools.

Additional Responsibilities

1. Follow safety policies, participate in safety meetings, and report incidents promptly.
2. Inspect contractor and vendor work to ensure quality and compliance.
3. Conduct routine property inspections to identify safety concerns and physical needs.

Physical Demands

• Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
• Work outdoors in all weather conditions.
• Lift up to 25 pounds independently and 50 pounds with assistance.
• Occasional travel may be required.
• Flexible schedule including evenings, weekends, and holidays.

Licenses/Certifications

• EPA Type I and II or Universal refrigerant certifications.
• State and local certifications as required.
• Valid driver’s license for operating golf carts.
