Job Title: Maintenance Technician

Location: On-Site / Field-Based (Scattered-Site Portfolio)
Employment Type: Full-Time
Schedule: 8–10-hour workday, including occasional evenings or weekends, and participation in an emergency on-call response rotation.
Compensation: $26.50/hour to $29.50/hour (non-exempt; eligible for overtime), commensurate with experience, certifications and qualifications.

Position Summary

Earning Housing Management is seeking a skilled and reliable Maintenance Technician to support a scattered-site residential portfolio throughout the Washington, DC metro area. This role is responsible for performing routine, preventive, and emergency maintenance for both occupied and vacant units, ensuring properties remain safe, functional, and inspection-ready.

The ideal candidate is a self-directed field professional who can work independently across multiple locations, communicate effectively with residents and inspectors, and take ownership of assigned work orders from start to finish.

Key Responsibilities
Core Maintenance & Repairs
  • Diagnose, troubleshoot, and complete service requests including HVAC, plumbing, electrical, appliances, water heaters, carpentry, painting, and general building repairs.
  • Perform emergency maintenance assessments and repairs as needed.
  • Identify and correct unsafe conditions promptly, escalating issues when required.
Turnover & Property Readiness
  • Prepare vacant units for occupancy, including painting, drywall repair, flooring repairs or replacement, fixture installation, tile work, window repair, and basic exterior maintenance.
  • Complete preventive maintenance tasks to reduce recurring service issues.
  • Support exterior upkeep as needed, including trash management, light landscaping, and snow removal.
Safety, Compliance & Inspections
  • Maintain properties in compliance with local, state, and federal housing standards.
  • Attend and support Housing Authority, subsidy program, and internal inspections.
  • Follow proper safety procedures, including correct use of tools, chemicals, and personal protective equipment (PPE).
  • Immediately report safety hazards or code concerns.
Communication & Professional Standards
  • Communicate clearly and professionally with residents, coworkers, vendors, and management.
  • Document all work orders, inspections, and repairs using company-provided tablets or maintenance software.
  • Deliver required notices or documentation to residents as directed.
On-Call & Emergency Response
  • Participate in a rotating on-call schedule to support urgent maintenance needs, including after-hours and weekend emergencies.
  • Respond promptly and professionally to maintenance hotline requests when scheduled.
Qualifications & Requirements
Required:
  • High school diploma or GED.
  • 1–3 years of residential maintenance experience.
  • Working knowledge of at least one major trade (HVAC, plumbing, electrical, appliance repair, or carpentry).
  • Ability to work independently with minimal supervision in a scattered-site environment.
  • Proficiency with smartphones, tablets, or basic maintenance software.
  • Valid driver’s license with a clean driving record.
  • Ability to communicate effectively in English.
  • Physically able to lift up to 50 lbs. unassisted and perform work in all weather conditions, confined spaces, and on ladders.
Preferred:
  • 3+ years of residential maintenance experience.
  • Trade school or technical training.
  • EPA / HVAC/ or equivalent certifications.
  • Advanced skill in two or more trades.
  • Prior experience supporting subsidized housing or Housing Authority inspections.
