Job summary

The John Stewart Company is seeking an experienced maintenance technician to manage a wide range of tasks across apartment communities in Los Angeles. The role focuses on preventative, emergency, cosmetic and routine maintenance, with emphasis on safety, problem-solving and timely resident service.

You will schedule work orders, perform inspections and coordinate with vendors to uphold property standards. Candidates should have at least 2 years of maintenance experience in multifamily housing,

Qualifications

• This role requires a minimum of 2 years’ maintenance experience in an apartment community or similar setting.
• Knowledge of REAC and other regulatory inspections is a plus.
• Bilingual abilities are advantageous; fluency in English required.

Responsibilities

• Schedules and responds to work orders, including follow-up with residents and management.
• Maintains preventative maintenance scheduling and performance.
• Performs cosmetic and routine maintenance throughout the community.
• Handles unit turnovers and prepares for new move-ins, meeting deadlines.
• Conducts move-in and move-out inspections.
• Oversees quarterly inspections with PM; coordinates vendor work as needed.
• Performs plumbing, electrical, mechanical, carpentry and masonry repairs.
• Be on-call for off-shift and weekend emergency maintenance coverage.
• Must be able to function in an on-call capacity and have reliable transportation.
• Basic math and computer skills; fluency in English; bilingual a plus.

SUMMARY OF THE POSITION

This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management. – Veteran Site, TCAC, Special Needs

• Schedules and responds to work orders, including following up with residents and management as needed.


• Insures preventative maintenance scheduling and performance is up to date.


• Cosmetic and routine maintenance throughout the community.


• Unit turnovers and preparations for new move‑ins conducted and meets deadlines.


• Conducts Move in and Move out inspections.


• Conducts quarterly inspections together with PM.


• Performs plumbing, electrical, mechanical, carpentry and masonry repairs and troubleshooting as needed.


• Coordinates, schedules and oversees vendor work, as necessary with Property Manager.


• Be on‑call for off‑shift and weekend emergency maintenance coverage as scheduled.


• Candidate must be able to function in an on‑call capacity and have reliable transportation.


• Basic mathematical and computer skills with fluency in English. Bilingual a plus.


• Very good use of time management skills.


• Minimum 2 years’ experience performing the above maintenance tasks in an apartment development or comparable position.


• Knowledge in REAC and other regulatory inspections is a plus.
