Maintenance Technician - (Union: Helper A)

Position Overview

The Helper A is a union-represented position responsible for maintaining the exteriors, public areas, vacant units, sidewalks, and alleyways of the property, ensuring they are clean and safe. The role includes performing work order services, supporting make-ready programs, and managing inventory efficiently. The Helper A may also assist with groundskeeping and janitorial duties as needed, and must participate in a rotational “24-hour on-call” schedule.

Essential Job Functions
  • Complete assigned tasks from the Head or Assistant Head Janitor or property manager.
  • Participate in standby emergency coverage during evenings, weekends, and holidays.
  • Perform scheduled maintenance on equipment per manufacturer guidelines.
  • Inspect and repair units, buildings, and public areas; assist with janitorial tasks as needed.
  • Maintain lighting in outdoor and public areas.
  • Understand water, gas, and sewer cutoff procedures.
  • Keep the office, maintenance room, hallways, porches, laundry, basement, yard, and building exteriors clean and orderly.
  • Perform minor repairs including painting, plumbing, electrical work using hand tools.
  • Change air filters, ensure storage areas are secured, and lighting is adequate.
  • Assist with apartment move-ins and move-outs, and unit turnovers.
  • Repair furnaces, steam, and hot water systems.
  • Participate in maintenance projects and perform light electrical and plumbing repairs.
  • Replace broken fixtures, glass, tiles, and locks; perform carpentry work as needed.
  • Assist with custodial and groundskeeping tasks, including snow removal and gardening.
  • Repair concrete, masonry, roofing, fencing, and perform extermination services when required.
  • Report safety concerns and adhere to OSHA and health standards.
  • Support other properties as needed and perform additional duties as assigned.
Work Environment & Physical Demands

The role involves working in residential settings, outdoors and indoors, in various weather conditions, and handling physical tasks such as lifting up to 50 pounds, climbing, and using tools and chemicals.

Minimum Qualifications
  • High school diploma or equivalent.
  • At least 3 years of maintenance experience, preferably in similar settings.
  • Experience in customer service and apartment maintenance.
  • UPC certification or ability to obtain it.
  • Trustworthy, safety-conscious, and bilingual in English/Spanish preferred.
  • Own hand tools, valid driver’s license, and ability to travel.

This position is covered under a collective bargaining agreement with SEIU Local 1. The job requires punctuality, professionalism, and the ability to handle diverse resident interactions with diplomacy. Continuing education is encouraged.
