JOB DESCRIPTION SUMMARY

This position involves performing technical and mechanical work to ensure the physical aspects of the property—buildings, grounds, amenities, and common areas—meet company standards for cleanliness, appearance, safety, and functionality.

JOB DETAILS

  • Schedule: Monday-Friday + rotating on-call
Essential Responsibilities
  1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and making repairs according to policies, safety standards, and codes.
  2. Prepare vacant apartments for leasing, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
  3. Manage materials and supplies, tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Maintain accurate documentation of work requests and maintenance activities.
  5. Assist in maintaining grounds and common areas, including trash pickup, pressure washing, cleaning, and painting.
  6. Support cost-effective practices by repairing rather than replacing parts and practicing proper tool and material usage.
Other Responsibilities
  1. Follow safety and risk management policies, participate in safety meetings, and report incidents promptly.
  2. Inspect work by contractors and vendors to ensure quality standards are met.
  3. Conduct routine property inspections to identify safety concerns and maintenance needs, and communicate these to management.
Physical Demands
  • Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
  • Work outdoors in all weather conditions.
  • Lift and maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Work schedule includes evenings, weekends, and holidays as needed.
Required Licenses or Certifications

EPA Type 1 & II or Universal refrigerant recycling certification, state and local certifications, and a valid driver’s license for property vehicle operation.

Additional Compensation & Benefits

Hourly range: $17.00 - $19.00, with potential bonuses based on performance. Benefits include medical, dental, vision, disability, life insurance, paid time off, housing discounts, sabbaticals, 401(k) matching, parental leave, and more. Details vary based on employment type and location.
