Job summary

Milhaus is seeking a Maintenance Technician to repair and maintain mechanical and electrical systems, plumbing, and grounds at Milhaus properties, driving resident satisfaction and retention.

You will respond to service requests within 24 hours, perform grounds and unit refurbishments, operate tools, and comply with OSHA and EHO regulations while on-call. Requirements include one year of experience, HS diploma, HVAC is a plus, valid license.

Qualifications

• Minimum one year experience in maintenance and repair of mechanical and electrical systems.
• High School Diploma or equivalent.
• HVAC certification preferred or willingness to obtain.
• Valid driver’s license and reliable transportation.
• English language proficiency in written and spoken.
• Knowledge of EHO requirements and applicable program regulations.
• Ability to lift up to 50 pounds.
• Ability to operate required tools to perform maintenance tasks.
• Knowledge of OSHA standards and safety regulations.
• Willingness to work in all weather and maintain 24-hour on-call status.

Responsibilities

• Receive service work orders and complete within 24 hours.
• Polices grounds as first task daily and throughout day.
• Refurbish vacant units within five days or less.
• Perform painting, cleaning, grounds work, etc.
• Plant, prune, weeds, seeds or remove foliage and trees as requested.
• Operate mechanical or electrical equipment and garden tools.
• Assist with preventative maintenance and inspections.
• Report property losses or liability incidents promptly.
• Report work-related injuries promptly.
• Comply with regulations and company policies.
• Complete other duties as assigned by supervisor.

Position Summary

The Maintenance Technician repairs and maintains all mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds of the property. The Maintenance Technician works towards the common goals of satisfactory cash flow, positive resident relations and optimal resident retention. The Maintenance Technician will also regularly communicate with all necessary Milhaus employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.

Key Job Duties and Responsibilities

• Receives service work orders, performs required work within the established time frames to ensure service is completed within 24 hours
• Polices grounds as first task daily and throughout day, as needed
• Refurbishes vacant units within five (5) working days or less
• Completes painting, cleaning, grounds work, etc., as needed
• Plants, prunes, weeds, seeds or removes foliage, shrubs, trees or grasses or other grounds work, as requested
• Operates various mechanical or electrical equipment or garden tools
• Assists with completion of preventative maintenance and housekeeping inspections of apartment units
• Reports any property losses or liability related incidents to appropriate parties on a timely basis
• Reports any work-related injuries to appropriate parties on a timely basis
• Complies with all local, state and federal regulations as well as all company policies and procedures
• Completes other duties as assigned by supervisor

Requirements

• Minimum one year demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping.
• High School Diploma or equivalent
• HVAC Certification (preferred or willingness to obtain upon hire) *subject to needs of property deemed by property manager.
• Valid Driver’s License and reliable private transportation
• English language proficiency both written and verbal.

• Ability to operate a two-axle motor vehicle
• Must be able to lift up to 50 pounds
• Must be able to perform all duties related to fine detail of mechanical devices

• Ability to perform a variety of duties in all types of weather
