Maintenance Technician - SE., Washington, DC.
About the role

The maintenance technician is responsible for the smooth operation of the physical plant, including preventive, responsive, emergency, and routine maintenance throughout the property. Although the maintenance technician may be assisted by others in performing some duties, he/she is responsible for the maintenance items listed below.

What you’ll do
  • Overall maintenance of the property and ensure that residents are provided with a clean, safe and well‑maintained property.
  • Conduct repairs as noted on work orders efficiently and accurately.
  • Communicate with residents about maintenance activity and ensure excellent customer service.
  • Plumbing repairs and services.
  • Electrical repairs and services to include checking and/or correcting minor power outages, malfunctioning timers, breakers, replacing fuses and resetting breakers, checking for and replacing all burned out lights; replacing missing or damaged outlet covers and switches, etc.
  • Other building maintenance repairs and services to include checking operation and condition of doors, performing repairs to door hinges, locks and locksets, replacing damaged ceiling tiles and light lenses.
  • Routine preventive maintenance of all equipment and systems, performed according to predetermined schedules and manufacturer recommendations and operating manuals.
  • Oversee and ensure apartment turnover preparation and non‑routine maintenance, as well as cleaning requirements, are prioritized and scheduled in a timely manner.
  • Regular (daily) inspections of the property. Record any deficiencies and, under the direction of the Property Manager, take necessary action. Notify Property Manager of any major maintenance problems and recommend possible solutions.
  • Maintenance and repair of the various systems throughout the property including HVAC, plumbing and electrical systems, common and service areas, and any recreational facilities.
  • Emergency response and control of emergency situations for problems not related to common areas, as well as repair and maintenance of common systems and equipment contained within any unit or portion thereof.
  • Responsible for after hours on‑call for property coverage and emergency calls, twenty‑four (24) hours per day, seven (7) days per week.
  • Occasional janitorial duties to maintain high standard of cleanliness.
  • Perform snow removal, to include necessary shoveling, snowplowing, sanding / salting.
  • Supervision of temporary and contract personnel working on maintenance‑related contracts/jobs throughout the property.
  • Maintain adequate inventory of necessary supplies and parts, as well as maintain an inventory control system.
  • Perform routine maintenance and cleaning of equipment and tools.
  • Participate in painting of common areas and units, when necessary.
  • Adhere to all purchasing policies in accordance with Chapman Management Co., Inc. policy, i.e. purchase orders, preventative maintenance.
  • Ensure grounds are free from debris and refuse at all times.
  • Prompt response to work orders submitted by management.
  • Have knowledge of meter cutoffs / shutoffs and sewer cleanouts and post map of same.
  • Make certain adequate lighting is maintained and storage areas and entrances are secured.
  • Pick up supplies when necessary, however, have supplies delivered to site if no charge is levied.
  • Assist with any other such assigned duties per the request of the Property Manager.
  • Oversee all maintenance vendor activity to ensure work is complete and work area is clean and neat.
Qualifications
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Excellent interpersonal skills to communicate with all levels of management effectively and sensitively.
  • Ability to work independently and prioritize effectively in a fast‑paced environment with a strong sense of urgency.
  • Ability to relay technical concerns with adequate detail, quickly and accurately.
  • Capability to read, write, comprehend, and converse in English. Bilingual is preferred.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
  • Strong organizational and time‑management skills.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
  • Must comply all safety requirements.
  • Minimum of 2 years of building maintenance experience required.
  • Required to maintain a regular schedule which will require working overtime, weekends, and non‑traditional holidays while on call.

Required to complete and successfully pass the Chapman Management Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
