Job Description

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. The role includes duties such as repairing flooring, drywall, appliances, troubleshooting plumbing, electrical, safety, security systems, HVAC, painting, and cleaning. All duties must be performed in accordance with company policies and safety protocols, supporting the overall objective of meeting client expectations based on the operating budget and management agreement.

• Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is necessary.

Compensation

Pay: $22 / Hour

Key Duties and Responsibilities

1. Client Relations: Carry out owner philosophies and wishes to meet client expectations.
2. General Maintenance: Follow maintenance programs, ensure grounds and property aesthetics comply with policies, assist with inspections.
3. On-call/After Hours Response: Provide emergency maintenance services during evenings, weekends, and holidays.
4. Unit Turnover: Inspect and repair vacant apartments, coordinate painting, install/remove appliances, and ensure timely completion.
5. Equipment and Systems Maintenance: Repair and maintain community equipment, manage inventory, and ensure safety and orderliness.
6. Other Responsibilities: Enforce community rules, comply with laws, maintain professional appearance and communication.

Qualifications

Minimum Requirements:

• At least 1 year of similar experience, preferably in residential property management, hotel, facilities maintenance, or construction.
• High School diploma or equivalent; technical training or certification preferred.
• Ability to wear a respirator and be medically cleared.
• Proficiency in English; basic computer skills; may need to provide own tools.
